I would think latent demand would imply the demand is already there.

— reporting nonetheless. But what do we expect from these local news outlets? Half of the telecast is weather and traffic.

Eh, you're ear is overly sensitive. It's a reasonable pro and con of the project. Besides, my favorite councilor Albus Brooks is quoted which is always good.

In the subsequent video piece they feature Andrew Feinstein who I know well to the extent of his love for the Denver Nuggets. For years he ran the SBNation Nugget's blog "Denver Stiffs." Then his own investments started capturing all his time including spearheading the new World Trade Center project. Interestingly one of Andrew's long-time partners (whose name escapes me) was the "father" of and key driver to downtown becoming a gay-friendly and prosperous place. Another of his friends, also a Nuggets fan used to be a writer for the Nuggets blog. He was also gay and it led to some interesting discussions relative to that and sports. Little off-topic but it's a significant part of downtown Denver's history and tapestry.

Yes, but... "existing but not yet developed or manifest; hidden; concealed." ie " dormant, untapped, unused, undiscovered," etc

^ I watched a pro version of this and I remember that professor at Metro State (man its been soooo long ago that I went there!) and the other guy was all gung-ho about going vertical to make use of the new transit lines.

As for Larimer Square maybe do an art-deco look with those new structures or beaux arts of some sorts to blend in more with the historic fabric (terra cotta could be used as well).

They did do Sugar cube (that was their last real Denver project)They had a project fall through next to the Webb building (12 story apt) and got replaced on the Rock Drill project by Saunders Development.

The company is essentially a family office. Their mission is to preserve wealth, not create it. From what I understand from a friend who works there is that they have a very low appetite for risk.

Looks like Buzz Geller will be able to name his price if the new tallest building has to buy the adjacent land due to FAR restrictions:

I read it the other way -- Geller's lot has been under contract for a while, its the neighboring lot owner that can name his price. Cant believe these guys are so far in without half the lot assembled.

Anyone know whats happening with Geller's Bell Park project on Speer? Is that one dead as well as Paradise Living?

Yep. I'm pretty sure I have not watched a single local newscast in more than a decade. That's so 1990s.

Aristea Brady on Fox and Corey Rose on NBC are the only reasons I tune in to local TV news..

^^ On a whim I cut the chord years ago when I moved just wondering how I would do with it. I've never looked back. I watch everything online now including all sports (Reddit is my friend). In Phoenix it's ABC15 for local news. For local Denver news I've picked CBS4 along with Denverite as the best sources for strictly Denver news. Bloomberg News is my primary national news source.

Is this the most updated rendering? It just keeps getting worse, not surprising I suppose.

Wow, that's actually pretty bad. I would rather they move mid-block or something if they're going to put up a 2 story building on a 20+ zoned lot.

The evolution of those rendering are totally a metaphor for Arapahoe Square as a whole.

This is a photo I snapped from the 4142 Brighton construction site yesterday. Notice the big excavation that has taken place. I am assuming it's for underground parking.

EDIT - Apparently using Google photo links doesn't work here.......

Tryba should be ashamed to put their name on that building. It looks exactly like the addition to the rescue mission that went up a couple years ago.

Seriously, check out this video and the one that auto-plays immediately after it. The building is "MAMMOTH" and "MASSIVE" (even how they pronounce the words is extremely telling of how biased their reporting is). Absolutely pathetic, Denver Channel 7.

The news piece was way over blown with fear mongering. First off, it isn't going to affect any view. The Front range goes on for almost 200 miles. Move a little to each side and you can see plenty. Stupid argument. Another guy said it was out of scale for the neighborhood. WHATTTTTTT? Get real dude. It's right in the heart of the freakin' financial center of the city. Then there was the argument that all these historic buildings will be lost. Hellloooooooo, it's going on a parking lot. This news report was Smallville USA. This is Denver, Colorado. Growth is coming. Building up isn't the problem, building out is.
