Thanks Mcminsen. I see a lot of artistic shots: good job!

The space below the viaducts with the walkway and terraced garden looks beautiful. It would provide respite for strollers from the heat of summer sun and rain in the winter. All the more we need to fight for the viaducts to remain. They are actually beautifully designed, especially the columns.

One of the penthouses is up for rent. Not a bad price, but that layout looks highly impractical and I am sure the total sqft mentioned includes all those enclosed balcony space...

Turned out very nice.

It also serves as an excellent proof of concept that the overpasses could be retained.
Turned into a green way, additional bike lanes, respite from sun below.

Could turn the underside into an "art gallery" like what's proposed under Granville street via Vancouver House.

The removal cost is now over $300 million dollars... how many decades of maintenance and use will we continue to get out of these, particularly if we limit automobile use on them.

Exterior lines of building looks fantastic.

Question:

Looking at the floorplan, there's "den" - which is "enclosed balcony/solarium
and there's "balcony" - which from the pics also appears to be enclosed but has those Juliet balcony railing visible from the outside.

Is the enclosure of the "balconies" a violation of the zoning bylaw?
... unless the dens are actually counted in livable square footage and the enclosed balconies really are "enclosed balconies" for FSR purposes.

I believe it's on hold pending the viaducts resolution and investigating any potential height increases due to the recent penetration of the view cones by the NEFC plans.

Unfurnished 1 bedrooms are going for $1800-$2000 on craigslist.

Pretty much the going rate now. Even 1 bedroom 60's west end apartments are going for $1800 now - not sure how this makes any sense when you can rent something new with insuite laundry/dishwasher for the same price.

Those places in the West End will probably be 200sf bigger 1 bedrooms. That said I'd pick new Rogers Arena any day.

Being back on the market again, we went to check out the aforementioned penthouse and yeah, it had an awfully impractical layout on both floors. For 1250 sqft it felt like a labyrinth and especially the living room area was tiny.

There is a nice view of BC Place and the West Georgia Street from the den, but imagine having to look at the fugly West Tower everyday...

View from the floors 30/31 wasn't bad towards North Shore and noise from the viaduct below was not really an issue. However, I do wonder about the noise from Rogers Arena...

We made a pass on the unit, but since then someone has signed up for it, as it's now off the market.
