One has pushed out curved corners and the other has a faux exoskeleton. I presume pushed out curved corners are so commonplace because the radius allowed it to be clad with standard flat panels. These don't look luxurious even though they are trying hard to convince us they are.

Redevelopment of the former Natural Resources Canada 2.5 hectare site. A few blocks from Trillium Line station, Dow's Lake and the the new campus of the Ottawa Civic Hospital. The project will see the preservation of nearly all of the heritage buildings, including the heating plant and smoke stack.

This is touted as Ottawa's version of the Distillery District.

Current condition. Buildings in blue are the ones with heritage designation.

I feel like Ottawa has so many of these generic master plans, but actual buildings seem to materialize far more rarely. Anyone know why?

Maybe because it's influenced by the federal government more than any other city. The federal government is a large landowner and a lot of these master plans are federal-
Tunney's Pasture, Booth Street redevelopment, Rockcliffe Air Base (construction has started), Lebreton Flats. And I'm sure more of the big government campuses like Confederation Heights and newer side of the Booth Street complex will have new plans in the future.

Welcome to many cities, including my own. Followthrough is as important as the best laid plans.

According to UT, 3 projects on Broadway Ave. were approved recently.

55 Broadway - 39 floors X 2

85 Broadway - 37 floors

100 Broadway - 34 floors

These proposals/projects along the side streets of Yonge and Eglinton are really going to cause more foot and vehicular traffic. I was thinking about this earlier, and I was hoping these proposals at Broadway and Redpath could be shortened a bit because of the proximity to Mt. Pleasant, but it looks like the heights will stay as is, more or less.

The city will have to start widening sidewalks in the next ten years along Redpath, Roehampton, Erskine and Broadway....the foot traffic at this time isn't insane but in the next few years it will be. I'm disappointed that nearly all these proposed buildings lack retail....there should be pockets of retail in these parts of Yonge and Eglinton. (Atleast 150 and 155 Redpath will have some)

I'm repeating myself here. I'm more of a fan boy on this one in wanting to see just how many towers they will cram in this high rise zone. I don't understand why people are buying into this but, they probably don't know as much as we do. Most of this doesn't exist yet.

Yea, I'm aware. I know the houses on Redpath just south of Erskine are definitely going to get snatched up sometime, along with the other lowrise rentals along Erskine....there'll be a crazy quantity of people in this area. This area already looks crazy enough compared to 15 years ago, where this area bounded by Yonge, Eglinton, Erskine and Mount Pleasant was an area filled with rental apartments of varying heights and SFH, with just a handful of condo projects.

A lowrise condo has already been bought out and dissolved. A 10 storey rental point tower on a small site is planned to be replaced with a 30 storey tower. A couple high rise slabs south of Eglinton have planned additions and extensions. There's very little existing that we can say is safe from any level of redevelopment. It's going to be chaos in 30 years if it all comes to fruition.

I don't expect anything except the mid 2000s condo to survive on this block. Excluding the condo, we'll probably see 400 odd units become at least 3000 in the process.

I never thought of it in that way Whippersnapper. I feel there'll be less development then what you envision, but I can see some additions occurring. Some apartment buildings aren't going to be very easy to add to, so my skepticism is up there, though I definitely see that a lot of the existing rental stock could be modified.

It's going to take time to get the current wave of proposals built. For fun, I think I'll map out all the units on that one block and put it in a time capsule for 10 years.

I highly doubt what's around it will be around for much longer. Scaling things to match what exists doesn't make any sense.

Yikes......didn't notice that 110-120 Broadway proposal, except for it's massing model of a render a few months ago.

At first I thought this was the proposal that was next door that would bulldoze the existing ten floor rental tower.....but it's different. That project was approved by the OMB and the city.....at 37 floors.
