Speaking of the signage on Market st so far. I think the screens themselves are impressively high tech but boy, you wouldn't know it if you looked at the ads on them. Basically none of the ads take advantage of the fact that they're on a video screen. They're almost entirely stagnent billboards.

It really demonstrates that for this to really work, they need to attract more high end advertisers. The difference between an ad for a workers compensation law firm and an ad for something like coke is huge.

I hate all of these billboards on Market Street, what a bad idea this was. I knew it would end up being a bunch of car dealerships and lawyers like any other billboards around town

well in fairness to the sign on East Market- the complex isn't open yet. I have a feeling we will see more ads once there is actually a functioning mixed use tower and not a construction site. Also, as evidenced by the current Eagles related image they are using it appears they will often tailor the display to address current events/celebrations/accomplishments.

New conceptual render for the Beury Building annex. It would be designed by DIGSAU, who incidentally also designed the Study hotel at 33rd & Chestnut.

I have to say, this is an exceedingly ambitious project for this location. I would hope to see projects of similar ambition at, I dunno, Broad & Girard sometime soon.

I think it looks pretty good. Because it's so long though I think it would look even better with an extra 2-3 floors...

That’s one small step for Philly, one giant leap for North Broad. I’m curious, 50 units will be reserved for affordable housing in the Beury building itself per the article. Can we expect such a large portion to be set aside for affordable housing in the annex as well?

N. Hanover looks like a Tempe special, in and out.

Yes I understand Hanover is a challenging area to develop, not a great deal of immediate walkable neighborhood amenities with a major institution, monolithic convention center, major highway, and city gateway road all within your immediate 1- 3 block radius. There is definitely opportunities for this parcel, but N. Hanover was not the best build out potential for this site.

In my mind a mix use project, would of been a much better build out, yield more vibrancy and take advantage of the neighboring assets, in a way that would of maximized return on value and land. (apartments, hotel and/or small office or retail).

Again though, I understand this is a challenging parcel, so to really gather my true analysis I would like to investigate this developers other projects.

Hanover mainly does stuff in the South. Think Houston or Dallas. AFAIK that was their first major project in the North.

(BTW there is a Southern model of what can only be described as cookie-cutter multifamily. You can usually figure out which companies use this business model because their projects always have [Corporate Name] [Building Name] names. Like Hanover North Broad!)

It's not the same price point. The rents in 1213 Walnut are a good bit higher for apartments of the same size, which is expected given differences in land prices and the present desirability of the two locations.. 1BRs of 614 square feet at 1213 Walnut are renting at almost $2,500. The largest 1 BRs of 1,031 feet at North Hanover start at $2,293. Their smaller 1 BRs of comparable size (654 sq ft) start at $1,633, more than $800 less a month than a comparable unit at 1213 Walnut.

Excerpt: Five Below will occupy three levels — the first, mezzanine, and sixth floors — of the old Lit Bros. building, including the 12,000-square-foot retail space on ground level for an initial 117,000 square feet commitment. It has rights to more than 200,000 square feet — or almost a third of the 700,000-square-foot building when Wowtown is fully built out. Five Below signed a 15-year lease with an option for another 15 years.

This is a really awesome project! I can't wait to see it completed, as it will inject so much more life into the immediate area. I honestly think that Nicetown has a chance at becoming one of Philly's next desirable neighborhoods given this, Temple's Health Sciences Campus, and everything going on around Wayne Junction. Part of it actually started to undergo revitalization until the Great Recession hit.

I am (hopefully) moving a block away from the Met Opera House in Francisville. Excited to see it done, as well as excited to see what other commercial businesses it brings to the area.

I have to imagine some of those shiny new commercial spaces along Ridge Avenue will start to get filled with businesses soon. And I think once one or two open it will be like dominos.
