I am quite positive that has been posted before, I seem to remember commenting on the fact that the retail looked like townhouses...

Edit: Indeed, it was posted back on page 320 of this thread, October of last year.

Thanks - I missed it then. It has only just appeared on the UDP agenda, and it hasn't yet got an entry on the Development Permit webpage. It's possible it might look slightly different from the initial render - maybe someone will be able to check the model that should be in City Hall soon.

Looks like they're prepping the sales centre anyway. Crafted (no doubt lovingly) by Aoyuan (?) Given that the wooden building with the bay windows at 8th and Granville still has a For Sale sign on it, I assume this project is just half the block?

Wow finally, solar panels! The city has been extremely slow in putting this into developments versus other cities

There's a new render now loaded to the City's website, (see here from the ChangingCity blog) and all the other details. There are indeed three retail units - the two to the south are double height.

Are you kidding? I would constantly use those balconies!!

Wish the building was closer to the street. Instead of stepping back after the retail

It's on a hill, at a stoplight. Constant loud engine noise as cars and trucks floor it to get up the hill. No thanks.

Mostly electric trolley buses and passenger cars using Granville Street these days. It would be really noisy back more than a decade ago when those B-Line buses would scream by when they tore down Granville Street.

The thing bad about such balconies is that the upper floor neighbours can stare down at you. If they do a bit of dusting near the windows upstairs, stuff is going to fall down on your burger patty sitting on the grill.

Evening at the balconies would be great if owners host some friends for a drink in the summer. The view would be awesome.

I have friends who live off that stretch of Granville, trust me it can be noisy. people underestimate engine noise created when you're going accelerating uphill. It's constant, broken by louder emanations from trucks, motorbikes, sportscars etc .
