Orix USA Lends $28.5Mln Against Student-Housing Property in Austin, Texas

Orix USA has lent $28.5 million for the construction of a 66-unit, 236-bed student-housing property that's under construction near the campus of the University of Texas in Austin, Texas.

The loan was arranged by Highland Realty Capital of El Segundo, Calif., and WPC Realty of Manhattan Beach, Calif.

The property, The Ruckus 2.0, is being developed by Lincoln Ventures of Austin. It will include underground parking, secure access, a rooftop terrace, cyber cafe, fitness center, study lounges and will have access to Google Fiber internet connectivity.

Ruckus 2.0, at 2401 Rio Grande St., is scheduled for completion in August 2019. It's a few blocks from another, similar student-housing project, The Ruckus, which Lincoln Ventures developed last year using a $14.5 million construction loan from Orix. That loan also was arranged by Highland Realty.

I think it's something that was planned but never built. It's on the section of Gensler's website labeled:

Block 36 - The Garage

That rendering was another awesome project that didn't happen for whatever reason. All we know about the current Block 36 plans are that it's "mixed use, retail and multi-family" from a recent site plan filing. But the site plan is CC Approved, so some project details should be added to it soon it as it goes to the Review phase.

This project went to the Historic Landmark condition tonight even though the renderings are dated 2010. There was a similar project in this area more recently that also stacked office levels on top of Congress Avenue buildings. Maybe it's the same project and just stalled out. But I thought it was on the opposite side of Congress. The links below the renderings have more info and historic stuff.

Oh wow. I totally forgot about this project. MORE DENSITY/ACTIVITY FOR NORTH CONGRESS !! You could build a giant gold plated piggy bank on Congress Ave and I'd be happy.

I'll simply be happy when those buildings aren't boarded up anymore. They look like hell. They've been like that for more than a decade. (Maybe longer?)

Agreed, what's the point of preserving these gems if they are just gonna sit boarded up not being utilized? Do something with them to improve the North end of Congress which has been for too long been the quiet dead zone north of 8th Street.

You're thinking of 916 Congress, which is across the street.

I actually would really like to see whatever buildings are proposed for the north end of Congress to be faced with brick and be a throwback to the 1920s and 30s. Other than the warehouse district and maybe around 6th Street, it's the area that seems like the best fit to see any more brick faced buildings.

Agreed, I still wish this one would have been built.
