Especially with Taco Boyz opening in a more accessible location in a month or so up here.

It's a bit sad, Burrito Jax in Freddy seems like it should be a good fit, and maybe it does better when the bar crowds are hopping or maybe the noon hour business crowd; but I'm not sure if it is sustainable.

My photos from today:





It's good to have this particular strip in the Mapleton Centre at full occupancy.

Next up will be construction of the new building to house the Cannabis NB outlet. Given the size of the store (shown on the preceding post), I remain convinced that the new building will also contain an NBLC outlet as well.



The site plan seems to show two entrances into the building, which means to me to be two different stores. Also, the proposed building is too large for Cannabis NB alone, and the document refers to it as a "multi tenant building"

I would like to point it this might be a multi tenant building but you must also keep in mind while discussing the Cannabis NB's store they have talked about not wanting to have to add space as products are legalizes, and they start selling them in there stores. So they might take up quite a large portion of the building.

Good point, I don't believe edibles will be legal just yet but eventually they'll cave and make them.

Speaking of Cannabis, both dispensaries on Mapleton were raided yesterday. I don't see how anyone would believe the 2 incredibly slummy buildings would have a license from Health Canada for dispensation.

New site plan showing the specific location of the new Costco store in the Granite Centre development on Granite Drive.



This shows just how much of the development will be occupied by the Costco. Add in the new Elmwood Home Hardware (presumably just to the east of the Costco), and there won't be much left over for other retailers or services.......

Note that the area coloured in yellow is within the "municipal service boundary." No land outside the boundary can be developed (until serviced). The city is currently adamant that even though Granite Drive will be extended through to McLaughlin, that the municipal service boundary will not be extended. Personally I don't think this embargo will last long, and that within 10 years the boundary will be extended westward.......

At least now we do have the location of the Costco marked out, and I was looking I wonder if the new Home Hardware will have an indoor, or outdoor lumber storage/Yard. There was suposed to be quite a few things on Granite Drive but I think that plan was to compensate financially with potentially loosing Costco to Harisville.

That is the question........

I imagine the only place it could fit would be the south side of Granite immediately to the east of the new Costco store. It's also interesting to speculate what the new Home Hardware will contain. Initially, it was to be a considerably larger store with a new outdoor lumber yard. Will there still be enough room to accommodate this? I guess only time will tell.

The rest of the Granite Centre is slated to contain a small strip mall, fast food and a convenience store - nothing spectacular. Originally, there were strong rumours of a Superstore, but there isn't enough room now (unless the city eventually extends the municipal service boundary), and, although I expect them to eventually so this, I don't imagine this will happen for at least 5-7 years or so (at least not until the next civic administration).

I am assuming it will be a “flagship” style Home Hardware, as I believe that was the original purpose of this development (and the Cities reason for making an exception to their municipal boundary) and since the developer are one in the same. So one would assume the new Home Hardware would be 60-100,000 sqft and a building of that size requires 8-12 acres. Does not look like 8-12 acres beside Costco and it would be an odd parking lot fitting into a wedge shape. It would be interesting if someone had the skills to say drop the Harrisville Kent on this site map, as that would be a good comparison. I just find it bizarre as there does not appear to be enough space for the Home Hardware.

To be fair, the building site would be a bit larger than just the "triangle (or wedge shape)", it would include some of the odd shaped rectangle to the north too. The actual ROW for Granite Drive is mostly north of the rectangle.

Home Hardware could indeed fit between the Costco, and Elmwood Drive with a little bit of thought It seems like it could also fit beween Granite drive, and the Brook as the Primary build at the corner if they do a little swapping of build site, or even across from Costco with a little bit of work. It is posible to fit. it there.

Take a look at the Kent on Harrisville Blvd on Google Earth and then visualize how this will fit on the current Costco site plan on Elmwood, and realizing Granite Road is paved (not moving) and I think part of the Land north is a retention pond. I would like to see someone drop this on the site plan. Don’t think it fits. Anyhow, I am sure they have it sorted.

The new Home Hardware will be a lot larger and less cluttered than the current store on Elmwood, no question but I really doubt that it will be the same size as Kent in Trinity.. Also, the original plan for the home hardware store on Granite Drive showed two buildings (one being a home building store), and an outdoor lumberyard. If this configuration is still valid, then there could be a lot of flexibility in how the buildings could be arranged on the lot. I still think that the store will be located on the south side of Granite to the east of Costco, with the smaller commercial ventures in the Granite Centre (small strip mall, fast food, convenience store) all located on the north side.

Am I the only one ho can't see Ifyoubuildit's response other then his quoting MonctonRad?

Anyway. My statment about the new Home Hardware still stands. I stated it could be fit with a little bit of thinking. Even if they build the hadware store, and lumber Yard it does not have to be a rectangular lot with everything being semetrical. Look at the Dieppe Location for example it follows the odd lot design in the area where it was built.

Here is an image of the proposed Home Hardware on the site plan when the request for extension of the municipal boundary to the other side of the highway was made. I am pretty sure it occupies the same position of the now proposed Costco. So my question remains, where will the Hardware store go?

Yep - looking at your plan, the Home Hardware store would be located in the Costco parking lot, roughly where the gas bar is going to go.

The site plan however does indicate that the Home Hardware store will be only 53,000 sq ft, considerably smaller than Kent, therefore there should be latitude to relocate this store slightly to the east. The lumber yard also could be flexible in terms of shape.

I'm pretty sure the Home Hardware store will be relocated roughly to "Area D" on your site plan.
