Anyway I only like building clusters having the same style when it's low-key and functional. I'd rather have one architect/landscape architect work with urban planning to design the mall and roof park, and locate tower masses for OTHER architects to design. These blobs are likely placeholders, which means they should be less prescriptive and be a box. And the style is so foreign to Vancouver, like some try-hard capitalist hellscape in Wuhan or Doha.

WRT Hudson's Bay - unless QuadReal has come to terms with HBC, Ivanhoe Cambridge had (before the sale to QuadReal)
said that Hudson's Bay store would be staying in its existing location due to its current lease terms.

More than a million square feet of development has been removed from the original plan. How does that not constitute a scaling back?

It seems to work for the Devonian Gardens in Calgary’s Core shopping mall DT. Mind you that’s more of an indoor botanical garden but still. I think it’s a great thing to transform what would normally be an enormous barren concrete roof into a lush park. If any canadian city can do a green roof that size it’s Vancouver.

Devonian Gardens is also a city park. When you have something like that you want it to be a well maintained part of the public realm.

If this is just another neighbourhood park than it's less of a concern. If this is being touted as the neighbourhood park than there is a cause for concern. The design/access is already limited to being on the roof a mall and the mall's issues and concerns will always come first. Leftcoaster said managed which makes this more or less a POPS space. Devonian Gardens is a publicly owned facility that just happen to be part of a larger private development. (similar to but not in scale to the Cloud Gardens here in Toronto)

Highlight Condos (Mississauga)

I heard about this proposal coming up for Mississauga in the newspaper, it was a marketing ad. It's called Highlight Condos

Way nicer design. Really digging the red elements. Shorter height is good too, that area is getting really packed with proposals all around the same height.

I liked the 2015 proposal modern brutalist design even if I was alone on that, didn't like the 2016 one just like you, this is the best out of the 3 though. It's interesting to see the buildings it's now sandwiched between as the designs changed over 3 years.

Sharp, but a lot of inaccuracies for a few (if not all) of these cities/projects. For example, in Ottawa, the library is no longer part of the project, although the City and National Archives are planning (though not much news in a while) a joint Central Library/Archives a block from the site proposed by the Sens. A few of the renderings are from the runner-up DCDLS group that is now officially out. And the arena will be 18,000 not 28,000.

Yea, personally I like the first proposal the best in terms of design and materials....I don't care for this new rendition much, it seems to be filler really. The red hye easily could be cheapened out to grey, and I don't have a good feeling about cladding choices here.

The retention of office space is probably the only thing I could really see as significant in this proposal....I'm glad the heights cut considering the present design.

Which major transformative project planned for Edmonton is most likely to succeed? The downtown arena district is the early leader.

Bonnie Doon mall is owned by Morguard Investments, a Canadian firm that owns or manages $18 billion in real estate. It’s managed Bonnie Doon mall since 1994, with the owner being Morguard’s partner, Canadian Pension Funds.

Major pension funds are now looking at Transit Oriented Development (TOD) as a solid investment, says Margaret Knowles, senior vice-president of Morguard, who was in Edmonton recently for the unveiling of the new LRT cars that will run from downtown to Mill Woods, with a stop at the mall.
