CCRI doesn't want all the condo tower development to be centered around nor located within their property. There was discussion about building the proposed condo building on 2nd E and 1st S (east of Harmons) as Apartments but this was tabled as other developers are building apartments within the city. CCRI is in no rush to build either location as they want the market to play out more. Tower 8 however has been sped up and may be build sooner. They are wanting to wait for Patrinely and Held to have a chance first. Again, this is to also help increase diversity and not require CCRI/PRI or other LDS Church owned businesses to be the primary builders downtown.
12.) Iron ruins on State - Dead in last state. The City wants to get full control of the land and remove what is there. Multiple liens on the property are making this take longer than expected.

There are a few other projects that are also in various stages but still alive the last I heard.

SL Paper Box - Should start construction shortly after current AC and attached Milagro Apartments are completed.

Hardware Village Commercial (with connection to North Temple Trax station)- Possible ground breaking later this year.

Marmalade Mixed Use project (3rd W 6th North) - Lot is currently being used as staging for nearby residential construction. Possible ground breaking late fall this year.

If anyone has any better or more current information than I have for the projects listed, please share if able.

Any idea on who the co-developer is for the Millennium Tower?

Also, I love the idea of apartments on 200 East, rather than Condos. I wish they would build taller than 200 feet. 200 East is mostly D-1 zoning, but is pretty squat as of now.

Paper Box-I'm excited for this but really want to see some final renderings. The last ones to be released were pretty low quality.

For the 370 Millennium Tower, it is Held and LCC Properties that are developing it together.

For Patrinely Phase 1, Utah SIMS has updated their site and they say they are opening their location on the first 2 floors of the building in the Fall of 2019. This should mean that they would be doing a ground breaking soon.

Oh duh. You linked to their website in your previous post. I missed that somehow.

Sounds like Patrinely has their stuff together. Really looking forward to it getting off the ground.

Yes, thanks Makid. Do you know timelines for those you mentioned, but not provided?

If the city we're to build all these projects, it would make a significant difference.

The Embassy Suites is planned for 600 South and 400 West. Your info is pretty spot on, the only thing I would add is the tower 8 in City Creek, that seems to be a pretty sure thing moving forward now that 151 will be residential.

It's located on the north side of 50W 100S. The building is already built up two floors. https://goo.gl/maps/YrGQkLK2XDz

This was the original rendering. I am usually sympathetic to the failure of many proposals here, but I'm actually really disappointed that this project is continuing to stall despite the favorable market conditions. It was planned as condos, and then they decided it should be a split condo/hotel tower, and then they decided that they didn't want to build it because there wasn't enough space in the lobby for both hotel and condo amenities. SO JUST BUILD IT AS CONDOS. Jeez. The LDS church is flushed with cash and people are scooping up units like candy. This really cannot be a difficult project to undertake.

Yeah I think we talked about that just a couple of pages back. I have a hard time believing that a condo tower at that location in this market wouldn't do well.

But hopefully asies is right, and that project and 151 will move forward soon.

And hopefully the iron frame on State St. will actually be able to get demolished ASAP. I remember not too far back in this thread discussion about that, and now every time I go by it I wonder when it will actually happen. What an eye-sore that thing has become.

On another note, it looks like the Twilight Concert Series is returning in 2018 at the Gallivan Center after all!

You are thinking of the Cascade which is tower 2. I think tower 8 will be on the Harmons block on the state street side. At least according to the first post in part 3 of this thread.

That is correct. There are three buildings originally planned for City Creek that haven't been built yet.

1. Cascade, ~50 W 100 S, condo building posted by jubguy that already has a base and 2 stories constructed.

2. Tower 8, NE corner of State Street 100 S, planned office building on the lot just west of Harmons (current use is a small park).

3. NW corner of 200 E 100 S, mentioned by Makid above that could be built as apartments, on the lot just east of Harmons.



If these all get built and CCH and Zions Bank HQ get built on 100 S as planned, and with the new 111, 100 South could be a very different street, but there's certainly been a lot of waiting for all these to get moving.

I like the little park right next to Harmons. :/ There's not enough green space downtown.

Paxton is currently trying to find additional funding. Last I was told on Hardware is that the developer is leaning towards another residential building in lieu of the commercial space. I have also been told that Marmalade will break ground sometime in June.

I totally agree. In the core of downtown there is very little open/green space. Adding this after the fact, once downtown is much more dense, will be very expensive. I would like to see an effort by the city add more parks this size as well as maybe a half dozen pocket parks within the core. For me the core is South Temple to 4th South and 3rd West to 3rd East. This will make urban living much more attractive to all, but especially people with children and dogs.

I would love if the space felt more like a park than a front yard for Harmon's. It's sort of on an uncomfortable slope, and it's pretty barren. Some public art, more trees, and a retaining wall w/ staircase and ramp along the northeast corner would really help it feel a little less awkward. Maybe some vines or a mural along said wall?

If it were there to stay it could use an upgrade, but I think it looks great for something temporary. Just look at Arrow Press, supposed future site of the CCH.

What are the most current vacancy percentages? Isn't it at 80% overall occupancy? I think that they have been waiting because the units in front of Temple Square have been the slowest to sell. They are more like 50-60% full, I think if Tower 2 was apartments it would fill up super quick, but I'm assuming that they don't want these to be apartments due to the proximity of Temple Square. In Seattle apartment tower and now condo tower units are flying off the shelf so to speak. There is a new condo tower that has begun construction, and it was sold out before it even started. Albeit, it is probably the first condo tower since the great recession. I think the LDS church is wise in their investments and will make a move on both Tower 2 and 8 within the next 5 years.
