I don't know if this has been posted or not but I found out a professional, major league rugby union is starting this year in the U.S. and Utah is getting one of the initial 7 teams. I don't know if it will ever take off or not but I thought it was interesting.
Unfortunately, they are calling the team the Utah Warriors. (I can't think of a more milk toast name.) They will play at the Zions Bank field in Harriman.

Other industries are able to provide inexpensive products such as consumer electronics. You are right that developers (investors) want their return on investment, but they can make that by selling smaller about of units at a high price (Nordstroms) or a large amount of units at a lower price (Wal-Mart). That same concept could apply to developers and to some extent does, but there are larger forces at play that I mentioned that create an artificial price floor. This isn't meant to argue against those things, just to point out what their impact is on prices.

Yep. And when the city is the highest bidder on a garbage 1.28 acres motel parcel on State Street (a cool 4 plus million) and the highest bidder on another garbage motel parcel on North Temple ($4m free money woot!), the latter that lined the pockets of very very bad people, you have the perfect recipe for not affordable housing. If the city wanted to address affordable housing, it should stop with the crazy money burning and suspend density caps and stupid zoning requirements and get out of the way.

Let me go get my NSF study that proves all people who say triggered are preteens. I got a grant for it, too.

Could you please stop dodging out of answering anything? Its all the same BS. "Google it", they say, because they don't know what the f- they're talking about. "It speaks for itself". Good. Now you can explain yourself.

The reality is that this was a public lands theft by Gary Herbert, and culturally sensitive lands that should belong to the public are now free of protections from looting artifacts, and can get ruined by everyone with an ATV in herriman.

Arguing with him like this looks just as immature, just let him be. Everyone on here can see how he’s acting and realize he doesn’t know what he’s talking about. Just move on and once he realizes he’s not annoying anyone or getting under anyone’s skin he will just move on. It’s sad that that’s how he entertains himself, but if it’s the only way he can get hard let him be

Well said. The zoning and other restrictions are a collusion of interests where the housing market is no longer a free market.

Also, I wanted to ask those in the know the status of some of the large projects in the city:

1.) CCH - Dead
2.) 151 State - Dead in its current form?
3.) Regent Street Hotel - Dead
4.) Paxton Project - Dead
5.) Embassy Suites Hotel - Dead
6.) Patrinley Phase One - Breaking ground this year?
7.) Public Market - Not really serious?
8.) Ritchie Group Phase One - Breaking ground next year?
9.) Held tower across from the borg cube - In limbo?
10.) Rio Grand Street and Transit Station redevelopment - Dead
11.) Cascade - Dead
12.) Iron ruins on State - In limbo?

Are these statuses correct? If they are, SLC is still firmly in a pud pounder contest. With everything going on along the Wasatch Front, it's just not reasonable why SLC's development is so non-existent, and so agonizingly slow. Although, We all have pretty good ideas why.

What ever happened to UT Planner?

Sometimes I wonder if Boz, Jimmy Chips, Airport Vids, and San Diego Honolulu are all the same person. All those names seem to have a common personality, they all lack maturity. I'm baffled by the fact that there are people out there with absolutely nothing better to do with their time than to troll. Like seriously, its insanely sad. To quote Forest Gump, "Stupid is what stupid does."

I don't understand trolls on sites like these, like if your going to be a troll why don't you do it for a football team or game or at least something somewhat understandable like that. But to troll on a development site? Like what the crap who has time for that.

Trolls come onto this thread because we feed them extremely well. I don't think that will change, so just something we'll have to live with. I honestly don't mind them anymore.

State Street boxing gym is moving into the long vacant corner building on 700 S and State (formerly rent a center, I believe).

Of these, below is the last information that I have heard/remember seeing:

1.) CCH - Still in the works. Attempting to gain the final property for construction (95 W 1st S). Priskolos death might have delayed this a bit as well.
2.) 151 State - Dead as Commercial, plan is now residential tower of similar height.
3.) Regent Street Hotel - Supposed to break ground this spring.
4.) Paxton Project - Unknown status. Last update was from Isaac last year: https://www.buildingsaltlake.com/mixed-use-project-proposed-vacant-lot-near-target/ I haven't seen anything since. Sadly, I don't drive by that area often either.
5.) Embassy Suites Hotel - I can't remember this project.
6.) Patrinley Phase One - Should break ground this year on Phase 1, possible phase 2 as well depending on demand.
7.) Public Market - still planned but some funding was diverted for low income housing items as well as homeless. Still planned but delayed at City level.
8.) Ritchie Group Phase One - Should break ground late Summer to Fall.
9.) Held tower across from the borg cube - In process of gaining tenants, still alive. Has gained a co-developer: http://lccpropertiesgroup.com/portfolio/370-millennium-tower/.
10.) Rio Grand Street and Transit Station redevelopment - Developers outside of Artspace are on hold until after Road Home shelter closes next year.
11.) Cascade - On hold. CCRI would like to see other developers build condo buildings within the city. CCRI doesn't want all the condo tower development to be centered around nor located within their property. There was discussion about building the proposed condo building on 2nd E and 1st S (east of Harmons) as Apartments but this was tabled as other developers are building apartments within the city. CCRI is in no rush to build either location as they want the market to play out more. Tower 8 however has been sped up and may be build sooner. They are wanting to wait for Patrinely and Held to have a chance first. Again, this is to also help increase diversity and not require CCRI/PRI or other LDS Church owned businesses to be the primary builders downtown.
12.) Iron ruins on State - Dead in last state. The City wants to get full control of the land and remove what is there. Multiple liens on the property are making this take longer than expected.

There are a few other projects that are also in various stages but still alive the last I heard.

SL Paper Box - Should start construction shortly after current AC and attached Milagro Apartments are completed.

Hardware Village Commercial (with connection to North Temple Trax station)- Possible ground breaking later this year.

Marmalade Mixed Use project (3rd W 6th North) - Lot is currently being used as staging for nearby residential construction. Possible ground breaking late fall this year.

If anyone has any better or more current information than I have for the projects listed, please share if able.
