As you say, this may actually hit the height limit... It's unlikely such a project would use floor heights under 3m.. this isn't going to be a low-end apartment building in Lasalle.

I don't imagine Broccolini paid $100M not to take full advantage of the lot.

I think it's time to drop that stupid height limit. Montreal is doing good enough to have a market for taller towers than that.

The opposite is probably truer. Montreal is getting taller towers because of the height limit. There are a lot fewer places to build tall. The market has grown dramatically over the course of the last few years but, it's not that big.

It's interesting. A little confused though. I'm not a fan of "in the park developments" given their history. That's the vibe I'm getting from some of the renderings. Others do appears to have a proper street grid. Is that a parking garage with a community park on top of it?

Even with a height limit of roughly 200-215m, there isn't a single instance where a developer has tried to surpass it, or whose project was butt hurt because of it. Ever. So to complain about the height limit as of now is useless. Developers still choose to build under it.

Forget 200 metres. Would so many 150+ metre towers have been built/proposed if more of the downtown area allowed for 100 or 120 metres.

It is a mall. The main attraction is that it sits on a Skytrain station a few stops away from downtown Vancouver.

If it's a mall than where are the stores? I just see hundreds of render people milling about on a gigantic plaza surrounded by green spaces.

It is indeed a large parking garage with a park (and the two buildings) on top of it.

This outdated video might give you a better idea of the concept. The main difference is that the parkade and the buildings have since been significantly expanded, so the grass slope has been replaced with a leveled plaza. The southern end of Dépôt street won't be turned into a dead end either.

Montreal's rather conservative new buildings are surprising to me given the city's past endeavors such as Expo. The 80's had some decent towers too. But there has never really been any out-there architectural proposals in the 00's it seems.

I was wondering the same thing. There was one section of a photo I highlighted that looked like covered seating that might have a cafe or something. In reality I can see tent villages springing up in this if they don't find ways to activate all those green spaces.

Montreal developers are notoriously stingy. Rather than to build tall they like multiple phases of shorter buildings. Rather than to try to out-match the competion visually they try to out-cost them. Things are finally starting to change now. About fucking time too.

Not a bad adaptive reuse. Great job of opening the building up to the street. That logo though.

The mall is below. The entire roof of the mall is a city run park. You will be able to access the mall from the roof park and some of the areas will spill out onto the roofpark such as the food court's outside seating.

It's incredibly ambitious, I've never seen anything quite like it before.

Wow really nice! These kinds of buildings do more for a city than a dozen Stantecs. Really nice to see how much the quality of these types of projects in Edmonton has improved since the days of the Venetian. Are any of these near the old brewery site?
