Silicon Valley cities end dispute over massive commercial developments

CityPlace, located next to Levi’s Stadium in Santa Clara, is slated to bring 5.7 million square feet of office space and 1.5 million square feet of retail shops on about 240 acres. The project also includes 1,360 residences, 700 hotel rooms and a 30-acre park.

Santana West in San Jose is expected to bring nearly 1 million square feet of office space and 29,000 square feet of retail to the corner of Winchester Boulevard and Olsen Drive. The 13-acre parcel is near Valley Fair and Santana Row.

Though, the project in Santa Clara will make that area even more gridlock than it is today. It is horrible to leave that place on weekdays at 5pm.

New name is Miro Towers (SJSC Towers), when completed these will be the tallest buildings in San Jose at 298ft. Tallest residential buildings between LA and SF.

Renderings of a new 27-story, 285 unit residential tower in downtown San Jose (most southern part of downtown). If built, this will become the tallest building in San Jose.

The proposal requests approval for 285 residential units and about 5,200 square feet of ground-floor retail. It would also include four levels of underground parking.

Fort Bay Signature Project @ 4300 Stevens Creek Blvd.

Revised Plans released in the January 11, 2018 DEIR for the above project shows that the two residential buildings will go from 7 stories to 8 stories and the number of units will increase to 582 units total for the 2 residential buildings from a previous total of approximately 500 residential units.

The office building shows an increase in capacity from approximately 244,000 sq.ft. to approximately 300,000 sq.ft.

The developer is aiming to complete the application process by the end of Q2. The project could potentially be approved as early as late 2017 or Q1 2018, with a phased construction period to begin in 2019.

It feels very boxy to me, no matter how they have tried to break it up. Would rather see it stair step taller and using the same facade breaks to mimic that on the other sides.

Im liking that cantelivered design on the Santana West project! Visually very pleasing to look at in a rendering, and I'm sure if built, will be even more visually engaging!

aw, I think that is the Century theater I rode my bike to at 6:00a to wait in line for Empire Strikes Back the day after it premiered, back in the day. when Santana Row was Town and Country and I think there was a Bob's Big Boy where this rendering is

That is true! There were 3 theater domes before. Good thing we were able to save 1 of the domes but there still is some public outcry that we should keep all 3.

There has been a lot of news in San Jose/South Bay lately, which is very exciting. I truly believe this is due to Google's plans to moving to downtown.

San Jose residential developers Tony Arreola and Mark Lazzarini filed for a site development permit Tuesday for twin 18-story residential towers downtown adjacent to the Guadalupe Freeway.

The envisioned project on 1.8 acres at 255 W. Julian St. would include 653 market rate units, about 10,000 square feet of ground level commercial space and underground parking for 654 vehicles, a few blocks from San Jose's San Pedro Square Market.

Arreola said the development could be apartments, condominiums or a mix. He said plans call for 125 studios, 282 one-bedroom units, 211 two-bedroom units and 35 three-bedroom units.

Each tower will have a swimming pool with one tower’s pool located on the roof. Amenities are to include a multipurpose room, exercise gym and pet play area.

Along with Google's new campus and expansion of the Diridon station to include BART and HSR, DTSJ real estate values should explode. Even without these in place yet, just look at this price history vs its current listing price.

One thing that is interesting in the listing is only includes 1 parking spot. Almost everyone here seems to be act like guaranteed parking is a necessity, but I wouldn't be surprised if this is occupied by two working adults (San Jose is not a city where people by a pied-a-terre), and it doesn't look like it is affecting the price so badly.

Admittedly the parking garage under the building (open parking), has many open spaces, and demand is not so high, they can only get about $110/mo.

SAN JOSE — Google’s village in downtown San Jose cleared a major hurdle on Wednesday with an agreement involving proposed prices for the sale of government-owned properties to a development venture led by the search titan.

“This is an important step forward. It is one step, but a vital step,” San Jose Mayor Sam Liccardo said Wednesday. “We are moving forward collaboratively with Google on this process.”

The combined proposed price for the property sales to Google: $67 million for nine parcels at six addresses in downtown San Jose, according to a city staff memo. The properties are all owned by a government agency that was created to unwind the assets and operations of the now-defunct San Jose Redevelopment Agency, which once owned the properties.

Google grabs north San Jose properties amid major expansion

SAN JOSE — Google has swallowed three north San Jose properties in a major expansion of its areas of interest in the Bay Area, buying three industrial buildings in a business park being developed by Trammell Crow.

Mountain View-based Google paid $117.3 million on Tuesday for the buildings, Santa Clara County property records show.

The buildings are part of the Midpoint@237 business park. Together, the buildings, which are all new, total 563,000 square feet.

This transaction marks Google’s biggest foray into north San Jose. The business park is located just north of State Route 237 and is near the Alviso community.

The work in Diridon would be the first major push by a tech company to really move to an urban location with good transit in Silicon Valley. But then buying up in the suburbs near 237 feels more like "more of the same" for a company that has traditionally expanded in suburbs.
