Didn't expect the gray brick.
Even though it darkens the building, I like it better than the red brick, though I don't like the staggered windows.

I will never stop hating that "podium" with a passion. That sidewalk overhang is brutal. Award for most imposing building in Vancouver for sure.

Towers neat though.

A mess? The City wants it like this, so you will think there are a few separate buildings in there. All large-podium developments are like this in Vancouver, so not a surprise here.

Thank you for your wisdom. I realize the city imposes this in order to break things up but other developments have been able to pull it off in a more aesthetically pleasing way.

And thank you for your very kind response. When I see it as a collage of a few different entities, it doesn't feel as a complete mess anymore. Which "cut up" podium in all of Vancouver is considered "aesthetically pleasing" may I ask?

I mean I hear yah...

but

There cut up, and then there is 4 different style/color of brick and at least 3 different colors of spandrel. Glass to boot.

I don't know... this is like a 5 year olds drawings turned into a building.

I find it very jumbled.

I find the red brick a bit odd because it only clads the overhanging section and doesn't really "tie-back" into the podium
- at least on the Kingsway corner - so it looks top heavy.
It's a bit like Chinatown's Sam Kee Building.

The black brick looks good (apart from the asymmetrical window placement).

The lime green between the red and black brick sections should be a neutral transition (akin to the balcony recesses on the black brick facade),
but instead is bright and loud, competing with the more luxurious brick instead of letting them shine.

It looks like it was designed by committee with each member wanting some attention.

I like the tower, the podium turned out very messy.

I'll still take this mess over the usual dull grey and seafoam monotony.

On the other hand, if you don't break up the massing you're left with something similar looking to the awful Sun Wah building. Messy is what makes streets interesting, so I would much rather lean towards messy than safe.

For a development of this scale, jumbled and chaotic = a good thing. Otherwise it will become monotonous as it ages, even if it was well-executed according to the style of today (think Denman Place, or the towers at Hastings and Boundary).

It's a question of degree.

There are a number of large podiums that are broken up that haven't gone overboard with so many different colours and finishes.
