Midtown DRC agenda, JANUARY 9, 2018

NEW APPLICATION: Dual-branded Marriott hotel (640 Peachtree St.)
Project Type: New construction of a 14-story duel branded hotel building with a ground floor restaurant and lounge/bar having a total 285,000 SF. Above the ground floor the building includes 5 levels of structured parking along with 8 floors of hotel uses having 282 total guest rooms. The site is accessed by pedestrians along both street frontages but only accessible by vehicles from Ponce de Leon Avenue via a circular drop-off area and ramp to the parking deck. The developer is Noble Investment with Lindsay Pope Brayfield & Assoc. Inc. as the architect and Kimley-Horn as the engineer.

I am not expecting anything great with this project, but would love to be wrong. They took 4 floors off the original proposal, added hotel rooms, and switched architects from TVS Design. So who knows. Original proposal was "238 hotel rooms, a public parking garage with approx. 250 spaces, and ground-floor restaurant/retail space with a second floor bar area and a small terrace overlooking Peachtree Street"

As I mentioned on another thread, the new architect is the firm that designed the Hyatt House north of Centennial, the Hilton Garden Inn/Homewood Suites at 10th and the Interstate, and the upcoming Hampton Inn by the Arts Center station. I'd imagine this design will be heading in a similar direction.

Unless that facade is some sort of stone or brick, which I doubt, I hope the DRC runs them out of the building.

I included a link to the larger images for each rendering. In a couple of them it looks like this could be a brick facade but that can be deceiving.

It looks like a spiritual clone their other one on 10th and William. Boring materials and boring massing with a random architectural thing on the prominent corner. Blah through and through.

Yeah, but it will be nice to have something on that corner. Any restaurant that can do quick and even kinda nice will kill before and after shows at the Fox. That little pizza slice joint that used to be where Quiznos is even used to get slammed.

Now, if only the corner at 3rd could get developed!

It's crazy to me how little pedestrian activity I see around this area. Plenty of room for infill here. Really hoping the local businesses receive more patronage as more residences are included, too. I usually don't expect much from hotel restaurants, though.

I see what you are saying but it only appears to be on the bottom third of the building and that garbage is unacceptable for this location.

Time for the DRC committee to buck up and put some pressure on these developers. Midtown has more than enough development and momentum now that they don't have to kiss the asses of these mediocre developers any longer.

Force them to respect the historic architecture of the surrounding environment or tell them to screw off. I'm fine waiting another 5 years to get some actaully good there if it means we don't have to have this crap on that site. This is something you build on Spring or West Peachtree, but not on Peachtree near one of the most historically impressive buildings in the South, the Fox Theatre. Where the NIMBYs at for this?

January 2018 DRC Recap

Noble Investment Group, in partnership with Interpark Holdings, presented preliminary plans for a new dual-brand hotel (285,000 SF) at 640 Peachtree Street (SW corner of Peachtree and Ponce de Leon Ave). The proposed 14-story hotel includes four floors with 154 rooms under the Marriott Courtyard flag and another four floors with 128 rooms in the Marriott Element brand. The hotel floors sit above five levels of parking with 185 spaces that will be accessible to the public. Vehicular access is provided off Ponce with a circular drop-off area and internal ramps to the deck above. The developer proposed a ground floor restaurant and lounge/bar at the corner with a second floor terrace overlooking this iconic intersection which is anchored by the Fox Theatre, Georgian Terrace and Ponce Condos. The architect is Lindsay Pope Brayfield Clifford & Associates and they previously completed the dual-brand Hilton hotels at the corner of 10th Street and Williams Street.

In light of the architecturally significant neighboring buildings, the committee requested that the design team continue to develop the façades to be more consistent within the surrounding context. The committee also asked that they reduce the visual impact of the vehicular drive facing Ponce to create more opportunity for active use at the corner. Based on this feedback, the project will make a subsequent appearance at next month’s DRC meeting.

I agree.

According to Curbed, the architect said that the design of the exterior and the facade is still being developed. They need to step up their design to match the location or move on to another site.

The Peachtree St side of the Emory Proton Therapy Center looks to have retail bays along its whole frontage with its parking deck hidden behind. Unfortunately, the retail spaces look pretty shallow to accommodate most "awesome" retail.

Nothing really new but they are actively marketing the office space. It was reported that construction would begin this year with delivery in 2020.
