Midtown DRC Agenda

5:30 NEW APPLICATION: Dual-branded Marriott hotel (640 Peachtree St.)
Project Type: New construction of a 14-story duel branded hotel building with a ground floor restaurant
and lounge/bar having a total 285,000 SF. Above the ground floor the building includes 5
levels of structured parking along with 8 floors of hotel uses having 282 total guest rooms.
The site is accessed by pedestrians along both street frontages but only accessible by vehicles
from Ponce de Leon Avenue via a circular drop-off area and ramp to the parking deck. The
developer is Noble Investment with Lindsay Pope Brayfield & Assoc. Inc. as the architect and
Kimley-Horn as the engineer.

This seems like an excessive amount of parking for those hotel rooms, and especially for a building that is on the same block as marta.

I'm not getting my hopes up for anything spectacular for the new concept since this is designed by the firm that brought us the Hyatt House north of Centennial, the Hilton Garden Inn/Homewood Suites at 10th by the Interstate, and the forthcoming Hampton Inn next to the Arts Center MARTA station. While I'm excited for the parking lot to go, I'd hope for something a little more ambitious architecturally at one of Atlanta's most iconic and important intersections.

I am so sick of this below mediocre style hotels popping up. Just do an all glass facade for crying out loud.

Do you think they are including excess parking to allow for some paid spots for customers of The Fox? The existing lot is frequently used by Fox customers, so it's possible they are trying to avoid completely eliminating that parking option for attendees driving into the city.

At the DRC meeting where the last iteration was presented, I recall the committee pointing out that they were building at one of the most historically and architecturally significant intersections in the city and to step up their plans accordingly. The first iteration was very underwhelming. I don't like being pessimistic, but I am not expecting a significant improvement with this presentation either.

640 Peachtree St. Marriott Hotel

It's great to have another parking lot along Peachtree bite the dust and the added foot traffic that a hotel will bring, but I'm bracing myself for spectacularly boring design.

I'd prefer Midtown DRC to reject/not support the project if it's a — proposal. We shall see what they bring to the table soon...

Regarding the Fuqua 1016 Monroe project, VHCA is pretty perturbed about it. So much so they are recommending redeveloping park tavern instead of the land directly across the beltline. I understand the concern of 700 additional cars (IMO this should be seen as a TOD worthy location considering the location and opportunity for redevelopment of the strip malls. But man VHCA a bunch of NIMBY’s:

11 story hotel (150 rooms)
351 residential units (with 30% affordable units)
1 story grocery store (20,000 sq ft)
Restaurant space (15,000 sq ft)
745 parking spaces

“ We believe that there are many opportunities near 10th and Monroe consistent with the vision of the BeltLine that can achieve many of the expressed goals and still respect the existing historic single family neighborhoods. The scope of such planning should logically include the city-owned land on which the Park Tavern is located, where there are a number of future options. Uses for that area should be explored during the comprehensive planning process that is needed for the 10th and Monroe area.”

is it bad that i find that rendering above to be palatable, in a sort of 'could be worse' kinda way? it's kind of interesting; has some of those random bits that are popular these days. meh

You might have to give it a couple weeks! Very few white panels were installed so far from what I saw this weekend. I don’t have a good pic of it at the moment, but will snag a pic next time I go by
