Anything to extend the SoCo vibe south is great news by me. Here's a re-post of the rendering:

The Guesthouse Hotel is a 79 unit boutique extended-stay style hotel that features a public coffee shop, private pool area, multiple event spaces, and food truck area.

The narrow site influenced how we utilized city setbacks and egress exits around the building. The exterior facade was designed to attract attention to the hotel while drawing the eye down the site.

There was a recent article regarding increasing power capacity for DT. It mentioned that the amount of square footage that is currently available could be doubled so there's still room to grow within the traditional boundaries of DT. As far as I know there are no specific growth zones other than areas with heavy construction activity. Any location that can be developed will eventually be developed. Regarding expanding the boundaries, I'd say South Shore Central will essentially be the extension of DT south of the river.

There're still plenty of single story buildings and surface parking lots in the DT area -- I'd say that's a pretty rough and ready way to evaluate what's still possible.

To me, the "hottest" areas (ie. probability of seeing construction soonest) are in order: Republic Square Park, in and around Brackenridge, South Shore and the Statesman site, and then all the developable land around Waller Creek and the Lake.

There is new construction fencing around the old fountain at 4th & Guadalupe in the Hobby Building. Hopefully something nice will be done with that pathetic thing.

Nothing wrong with the Hobby building that a demolition team can't take care of.

The site plan application for the Moxy Hotel in West Campus was finally filed and recently CC Approved. An attachment should be added to the filing any day now and will hopefully include some project details.

Re: Moxy. That is great news for the Drag and that truly blighted corner. !

Re: Hobby Building. Walked past today, looks like they are renovating the fountain.... .which is great. It was really a kinda cool water feature for it's day. That will help that corner a lot!

I wish they would lease out some of the street level square footage for an indoor/outdoor lunch and snack spot. It could be a much more inviting spot with just a bit or re-tooling.

^^ I agree with that as well. The building itself, while not the most attractive specimen, is definitely an example of its time. If it interacted better with the street (and fountain area, of course), it would be a lot more tolerable.

I think the Hobby Building, the Surface parking lot South of Republic Square (Travis County Courthouse), the 3 story parking garage adjacent to the surface lot and the old post office are singularly responsible for cutting the West side of downtown off from the rest of downtown. The extended stay isn't great either.

I know we have development plans for 2 of those 5 spots (with some stuff for the post office out there as well). But I think once all 5 of those are better used you are going to see downtown be interconnected in a way it never has before.

I can't disagree with that.
