Last week's Philly Business Journal article about the successes of Pennovation had a very interest tidbit about Penn's plans for the Forgotten Bottom plot of land at 35th and Grays Ferry Ave (the one with the abandoned grain silo in it). This would be a pretty dramatic gamechanger for the neighborhood, which still has a lot of empty lots despite being a surprisingly stable corner of Gray's Ferry.

Penn’s ambitions aren’t just focused on Pennovation Works. It has begun to look at the Grays Ferry neighborhood as the next frontier, in line with the city's economic development officials' continued focus on the redevelopment of the Lower Schuylkill. The part of that area that is closest to Pennovation Works and University City has been targeted as an innovation district.


The university has under agreement with the Philadelphia Industrial Development Corp. a parcel at 1201 S. 35th St. that sits directly across from Pennovation Works. An abandoned concrete silo sits on the property now and the site totals 130,500 square feet, giving Penn ample room to undertake a large project. Early discussions revolve around developing a mixed-use project on the property.

“It’s an important corner and would change the whole look and feel of the neighborhood,” Papageorge said. “It’s the West Philadelphia playbook.” In other words, using the economic engine of Penn to begin to stabilize and transform an area.

^^^This article was shared earlier - but the fact remains the same - this is tremendous news for that area - which frankly, at present, is pretty 🞵🞵🞵🞵🞵🞵.

Just drove through here this weekend on my way down to the Oregon Ave Home Depot - there must be 4 tons of litter lining the road ways at the junction of Grays Ferry and I76. It's extraordinary. Who is running the Streets Department with a fleet of sweepers and thinks this is somehow OK? The trash apathy in this city is amazing sometimes.

Blatstein sells portion of waterfront property

Bart Blatstein’s Tower Investments has sold half of a parcel that the real estate company owns fronting the Delaware River at 1401 S. Columbus Blvd. in Philadelphia to a local residential developer.

U.S. Construction Inc. bought eight acres of the 16-acre property with plans to develop the residential portion of a proposed mixed-use project. The sale was north of $20 million. A representative from U.S. Construction, which is based in Philadelphia, couldn’t immediately be reached for comment.

Blatstein has been working for the last couple of years on a plan for the site, which is where Foxwoods Resort Casino had once hoped to build a project though those plans never materialized. In 2014, Blatstein bought the parcel that is bound by Reed and Tasker streets, South Columbus Boulevard and the Delaware River.

Blatstein has retained ownership of the land fronting South Columbus.

The project the developer has planned for the property involves a 75,000-square-foot “retail village” with a Wawa convenience store and a 35,000-square-foot Lidl grocery store as anchors along with some other retail space. The Wawa had been proposed with gas pumps, but that part of the plan was met with resistance, leaving just the store portion receiving approvals.

The land fronting the Delaware River would be dedicated to residential use and would have 670 units including apartments and townhouses. U.S. Construction has developed similar residential projects along the Delaware waterfront in Philadelphia.

Blatstein said site work had been completed for the new Lidl grocery store and that construction on that should get underway during the first quarter.

“I’m excited to bring the first mixed-use development to the Philadelphia waterfront,” he said.

I don't know if you guys have seen how bad its gotten in that area where this proposal on Lehigh is proposed. There are now large camps of heroin addicts living under the train tracks. Apparently, many of them are refusing treatment and just want to be homeless under a bridge near where the drugs are sold.

I wish the city would just auction off lots of their property in this area and speed up the development more to push that 🞵🞵🞵🞵 out of there. It's time.

Well the tracks WERE the heroin encampment until the city came along and forced Conrail to clean it up. I don't know how much they did in the way of providing services, but it doesn't really matter if the people there don't want to be treated. It sounds like they have just spread out through the neighborhood - which should have been expected.

In the city's defense, they rolled out RVs and trucks packed with non-profits and agencies to help as the addicts as the Conrail clean-up started, and these agencies go by the bridges every week offering help. The problem is many don't want help. And so it is what it is.

Just hurry up and develop the area. That'll push a lot of the dealers further down Kensington Ave. It's not going to solve the issue, but then again -- its a national crisis. There's no much that can be done to help people who don't want to be helped.

2035 E. Lehigh sounds like quite an ambitious project.

Yeah, Conrail and the City moved the junkie encampment off of the railroad property earlier this year. Right now they're camping under the viaducts but this is clearly not a stable solution and will be pushed towards the Badlands as both East Kenzo and Port Richmond continue to redevelop.

yeah pushing them off to other neighborhoods isn't exactly a solution. And I don't think anyone can really argue the old situation was better- having people living in 3rd world conditions in a heroin refugee camp on conrail property.

Maybe Black Pearl Estates to class it up a bit...although this development won't make much of a dent in this neighborhood's problems, it's good to see it. A commercial component would have been nice.
