The glare of the sun, off the crown of 1144 Fifteenth, can be seen as far away as C-470 and Hwy 285. Its intensity is blinding from over 20 miles away!!

There is fencing going around the El Jebel Temple right now. What's puzzling is that it's not typical construction fencing, but nicer fencing that looks like this:

interesting pic.....

is this pic from the site that, for whatever it may be worth, maybe same site as listed in the current City and County of Denver Project Status Report?

https://www.denvergov.org/content/denver...-find-/site-development-plan-review.html
(and yes, and then you have to click on "Projects Status Report" on near bottom right and - upload, download???? I can't make the link attachment with this site work here??? So..... )

and in there is a line.......

Sherman El Jebel Tower
2016PM735
1770 Sherman St
61-story mixed-use high-rise:
lodging accommodations; dwelling, multi-unit
Mixed-Use PUD 545
Steve Oliver

(although mine isn't linear, but info is same, and remember that this is current..... should find easily on the site.... until it's not there anymore one day, eh? )

I guess anyone can make of this whatever there is?

.......

With regard to 1770 Sherman St., I came across this article http://investorimmigrationvisa.com/portfolio-items/denver-multi-purpose-tower/.

The article is titled, "Denver multi-purpose tower". The webpage is dated in October 19 2017 but it describes events that were supposed to transpire in 2015. They seem to detail the specifics of a project at 1770 Sherman St.. The firm described as the sole equity holder here on investorimmigrationvisa.com is the same one that actually bought site in April 2016. The picture is a rendering of what
the tower would look like. If that is an official rendering,
I think that it would be absolutely perfect for that location.
It seems to remind of the Columbia Tower in Seattle.

Any new action today? Maybe they are just setting up for a NYE party?

That is like a 10 year old rendering. I believe that was the Trump tower design ? Or was his building going to be like a block away?

No its the same sight as the old Trump Tower. And that rendering is like 10 years old -- the weird thing is Tryba (who did the original design) included it in his Sherman Street rezoning proposal.

Double checked and that is the Trump Tower design. Before it was this.

Oh and did anyone see this article?

Renderings of condo project at 575 e 20th. I like the two NAVA projects so far -- bringing some fresh design and ideas after a long streak of the same old boatliner trammel crow crap.

I'm not sure that the Green Roof Initiative would be a huge blocker. As stated in http://www.denvergreenroof.org/the-basics/

What about existing buildings?
This affects all large buildings across Denver but THERE ARE EXEMPTIONS. Section 10-304 (B)(1) states: “If an applicant is unable to provide the green roof coverage as required in this chapter, application may be made to the Denver Planning Board for either a complete exemption to the requirement to provide a green roof or to provide a smaller green roof area than would otherwise be required”.

Denver needs to pull its head of out of its ass if it wants to improve its cityscape. There is not enough demand to build to be able to strongarm developers into cooperating with this. This is so unrealistic it's laughable. Are we pigeonholing ourselves into only having flat rooftops. Then what? Will the design board complain that there's not enough green roof but at the same time the crown isn't modern enough? What a catch 22.

Additionally what is their initiative to "be green"? They mention that roofs will last longer with green roofs. Isn't that the problem of the HOA and the developer? Also, isn't living in an urban space where one can walk to work green enough?

The green roof initiative is an idealist concept drawn up by idiots who think we live in a megacity.

This project has at least 2 strikes against it already and they go by the name of Buzz and Ursini. One if a well-intentioned local land baron who has had very little luck getting anything built on his properties, and the other is a Trumpesque sleazeball.

EDIT: By the way, there's been no movement at the El Jebel site since the fences went up 2 days ago. Looks like the events venue inside the historic building is permanently shut down, so this may just be a way of keeping the bums from sleeping in the doorway. It's a good sign in the way that signals that the owners are taking care of their property, but in no way signifies imminent redevelopment.

EDIT 2: Sounds like the Benedict Fountain development (575 E 20th) is still moving along.

I'm liking the green roof of the condo project at 575 e 20th. I also like the street presence that 20th street is becoming through Uptown.

I know that pool at the top will be first to go.

Coincidentally, the above green roof on the condo project wouldn't meet the standards of the new green roof ordinance. Nor do I think any green roof that is currently under construction.

Just to give an idea of how extreme it is.
