IMHO that stretch of Yonge we are talking about does none of the three (the two extremes or the hard-to-achieve happy medium) very well at all.
Anyway, it's not alone as the majority of main streets in the country's cities are in the same boat.
Toronto is more fortunate than most in that it has a number of other streets that perform each of these functions well.
As I said earlier... it's just odd that the main street in the city hasn't evolved in the way they usually do.
