OK you guys looking for Opus v.2 to come out of the ground - here's some good news.
Midtown Atlanta’s Opus Place surprises with construction fences
O wow, that piece is a year old.

Here's an idea. I know the developer said they will self-finance the project, therefore they don't have to worry about such detail prior to signing off on a construction contract with a suitable general contractor. But in the case a construction contract can't be successfully consummated, I know another developer who was trying just a short while ago to build something just a block away and the deal never worked out for similar technical reasons, so maybe they'd be willing to settle out of court with force majeure as being the cause of action (which is what they did to Deutsche Bank on their Chicago project), and just move over to 14th and continue the progress. Yes, this rendering is dated but maybe it would work.

The project is in Atlanta as well as Fulton. I'm willing to give her a chance but you gotta admit having a developer as a main campaign donor with such an inducement on the table is not a good look, given the history of contractors who deal with the city/county. But hey, they've had similar issues in suburban Gwinnett and Cobb. Why should Atlanta be different. Well, one reason might be that folks who voted for her need the help worse than Dewberry.

Facts

For those you attacking Libertarian - back up your insults with FACTS proving him wrong.

I will give a $100 Amazon gift card to the first person who can verify the following:
  • Demonstrate with facts the developer of Opus Place has a management team with credible experience pulling off a project of this scope.
  • A physcial address for the developer.
  • Names of the developer's Management Team.
  • Proof the developers has a signed contract with a General Contractor.

Nobody was talking about Opus, but out of nowhere here comes a rant in the middle of the night that looks like a drunk post equating Opus with the Trump project from a decade ago. That project never broke ground, but Opus has, and until there's evidence otherwise and the dirt stops moving, it seems to be moving forward. It was reported that they hope to hire a general contractor by year's end, so let's take them at their word and see how that goes. Because so far they've hit every benchmark.

The real question is can Opus find a general contractor that can even assemble enough people with the current spate of construction going on? There's probably a behind the scenes ballet of scheduling going on to fit the project in.

I don't think his post was a drunk rant, but a cryptic message. FYI - 98 14 Street was announced in 2013 and they said at the time the three phase project would be completed in 2020. So they have not hit every benchmark - for the record.

Honest to God, I know most think Libratarium has gone off the reservation or is hittin' the Crystal again. Seriously - this is a $400 Million project and the developer is using a real estate broker as their PR Team and nobody from the developer's Management Team is seen <or> identified.

Don't let the website, construction fence and YouTube video fool you. You, this project is fucking odd on so many levels.

Yep, even the broken clock is correct every so often. If and when a financing source internal or otherwise is outed, then I'm looking forward to follow that story as well, where the money is sourced. I mean this Olympia Heights Management LLC seems not the real deal but I'm sure Atl3k and myself would gladly be proven wrong.

Until further notice I would put Opus 2 into the Eviva class of projects. An empty class that only fills when you see a tower crane.

Facts supporting the Opus team's capability to pull off this development:
Enlisted the work of internationally renowned architects and designers Perkins & Will, Richard Meier, and Champalimaud Design.

Invested tens of millions of dollars in purchasing the land, marketing the project and moving the project from concept to site work.
Facts that bring into question the Opus team's capability to pull off this development:
Some dudes on SSP don't know who the development team is.

Honestly, you sound like those people that see a conspiracy around every corner and attend alien conventions.

Especially when they took the Hotel portion off, that made no sense at all. Atlanta cannot have enough Hotel rooms..

No the facts that bring credibility to Libertarian and myself are: THERE ARE NOT ANY F'en FACTS ABOUT OLYMPIA HEIGHTS MANAGEMENT.
1. Look at their Bloomberg Company profile below. Do you not find it interesting there are not any Executives listed?

2. I tried calling their phone number listed and it is OUT OF ORDER.

3. Olympia Heights Management has very ostentatious HQ. Definitely an edifice symbolic of a successful development company...right?

4. Is it odd Olympia Heights Management does't have any employees listed on LinkedIn except for 1 Executive Assistant?

5. Olympia Heights has $160,000 in Impact Fees unpaid.

6. Olympia Heights as never appeared before the Development Authority of Fulton County to apply for tax abatements. Unheard of for projects under construction or close the beginning construction.
Presently I am wearing a tin foil hat, but that is neither here nor there. With that said, I personally feel one would have to lack basic intellect not to question the viability or authenticity of a developer given the FACTS I have presented. Just because Olympia Heights Management paid $22 Million for the land and paid architects doesn't nullify the numerous lack of details surrounding this company. Considering an individual/company could get a loan from a bank by putting down as little as 20 -30 % of the loan value. Lastly you act as if Real Estate fraud is completely out of the question with respect to this project. Do you not remember the Proton Therapy Center which ground to a halt when the US State Court in Dallas, TX indicted the developer on a $200 Million fraud scheme?

I am not so thin skinned to ask for you to apologize for characterizing me as a fringe conspiracy theorist trolling alien conventions. I can't speak for Libertarian; he does seem to be sensitive and potentially "unstable" - j/k.

So you think with Trump in office, Opus is moving forward again? The only thing that is keeping me from believing this is a sham is the fact that they built an entire sales center from scratch instead of just a cheap trailer or a storefront nearby.

Site work will take a minute, but we should see them applying for a building permit sometime in the next few months so we shall see if they are serious about getting started on this.

It appears the Sales Center construction cost was only $350K.
