No, I get what you and others saying. Don't get me wrong.

A couple of quick thoughts on the Gulch site plan.

Pros:
- The pedestrian way semi-circle that connects Centennial to MBS and the Georgia International Plaza Park.
- Lot sizes and the creation of a grid. Because this is the intersection of three railroads (that ran at different angles), and historically this created three different grid directions, this is a very difficult area to integrate the street system.
- the massing of the buildings, increase in height as you get to the city core.
- it leaves open the possibility of MMPT.

Cons:
- Private roads.
- A few opportunities to line up the street grid were missed. (Fairlie St. at NE corner, Alabama St. at SE corner, and Andrew Young Int. at NW corner)

Unknowns:
- How will these private roads be controlled and used? [Will this be another Buckhead]
- What is the 3D integration between ground level and street level? [Will this be another Atlantic Station]

We don't know the floor plate dimensions, but using this tool I estimated the lot (Parcel I) is approximately 1.21 acres. Which is rather tight for a 1500 room hotel.

Atlanta needs continued infill. The midrises that have sprout up between Midtown and BOA have made a world of difference in the skyline. Atlanta has more buildings over 700 ft than the majority of any other city in the country outside NYC and Chicago. We'll certainly get a new tallest one day, but right now that shouldn't be the priority.

UGGGH GOD I hope not. This needs to be an expansion of Downtown - not a fake-looking attraction like Atlantic Station.

The best downtowns are not and should not be all sky scrapers. Midrises mixed in are important too. Especially on the edges like the gulch development has planned.

The City of Atlanta regulations do not allow for new public streets unless it's a single-family subdivision or a city-sponsored project. This is a MAJOR flaw in the code, as currently written. Look at Chapter 15 of the Code of Ordinances and you will see that it only applies to single-family subdvisions.

Theoretically, if the City built the streets, they could be public, but the City has traditionally had zero interest in maintaining the streets.

Sad but true.

Not quite sure what point you're trying to make; are you saying commercial developers are having a hard time creating new public streets through their projects? Usually, it's been the developer's interest to control the streets for numerous reasons. Now whether this has merit or not is still up for debate as some developers have had more questionable tactics for privatizing currently public streets.

Regarding the Gulch redevelopment the city's always been a party to the redevelopment efforts; whether in today's iteration as well as the MMPT iterations they've been supportive of the new grid being created since it's always been a public-private effort to make something happen down there.

According to GDOT it looks like 2020 at the earliest before it's finished. They just bid for engineering services in July of this year so hopefully it's already under environmental review (the longest phase of these types of projects).

I’m just saying that they could not make the streets punlock, even if they wanted to. I have been through this with many clients and, unless the city is actually directly paying for and building the streets (which would not be the case in this project) they have to be private under city code. It is an idiotic rule that should be changed.

I’m curious about 788 bonaventure. Also curious if the surface parking is necessary with the street parking avialble in the neighborhood.

To note- the GA power O4W redevelopment proposal is being unveiled on the 14th at the fourth ward alliance meeting.

Anyone seen the agenda for the Midtown DRC meeting for this Tuesday, Dec 12th?

Given the snow Friday, perhaps that's why Midtown Alliance didn't post it on
their home page. I wish they'd post a couple days in advance even with "subject to change" with same day final update.
