Man, if they light the crown on this thing the way the Frost Bank Tower is lit, this will be one of the more impressive buildings at night. I would bet they're planning some kind of lights for those balconies, too. The crown rises 92 feet above the main roof.

It has 17 levels parking with five being underground. This may still get by without any changes. The Working Group's comments were only a recommendation to the Commission.

Thanks ATX

3rd and Colorado was the first new office high-rise built downtown since the Frost if I'm not mistaken. Since, we've seen Google Tower and 5th and Colorado delivered. Third + Shoal and Shoal Creek Walk are U/C and we have 405 Colorado, 600 Guadalupe, and Block 71 in the pipeline. Bowie even has two levels of office. 410 Uptown make bring some of this to West Campus.

That's a lot of Class A space being infused into the CBD. It was interesting to see downtown develop as a place people lived (with most new construction being residential) but this latest wave is seeing a lot of office. I'd imagine that some of these professionals working DT may make up a cross-section of residential demand.

Real big cities have real wide/tall office towers. This isn't a condo project. I understand where they're coming from but I just don't see this magically growing 20 floors.

As was mentioned in that humorous article up there, the new plaza would preserve the view of the north facade of the Claudia Taylor Johnson Hall, which is just as nice as the south facade. What I would love is for there to be some sort of way to have the tower cantilever over the plaza or else be on a pedestal or something where it would allow the plaza to remain intact, but with shade, while still preserving the view of the north side of the Johnson Hall. I also doubt the residential tower would want to be very close to the office tower. I'm curious to see what they'll do there.
Maybe an L shaped building?

The Design Commission voted unanimously yesterday to find the project in substantial compliance of the Urban Design Guidelines thus approving the FAR increase.
The meeting video is online now at he ATXN site. I don't have time to watch the whole thing, but I'll check it out later to see if there was any discussion of the second tower.

Nice write-up.

One cool part:

Quote:
Perhaps the most important detail Speck revealed regarding Claudia Taylor Johnson Hall’s restoration is what’s planned for this room: if all goes well, the space will become Austin’s next food hall, with “kiosk” versions of iconic local restaurants arranged around the edges of the room — similar to the pint-sized outposts of eateries like the Salt Lick BBQ and Second Bar & Kitchen you’ll find at Austin-Bergstrom International Airport. I’m sure the design also shares some similarities with upcoming food paradise Fareground — the outdoor plaza certainly looks similar, though I think it uses real grass.

We need more stuff like this downtown. Austin's food situation for office employees is really bad. These sort of food courts are insanely popular in CBDs. When I worked off the West Side Highway they put a giant one in at the WFC and it was super packed all the time.

If we want to attract businesses quick (good) food is gonna be part of that. Now if we could just get a chopped or equivalent downtown.

So I guess those would be rented spaces for the vendors? I wonder if any of the local food truck people would use it.

I'm sure. It's definitely the sort of place that it would make sense for them to expand into something more B&M-like.

This is Brookfield place market (the new name for the WFC), and it just has a bunch of local quick-bite places from around NYC. Kind of a high-end mall food court concept. You just make sure you bring in more expensive options than Sbarros and it turns out the food court concept is great

If it's something like this, it would be a super success for bringing more office buildings to the surrounding area. The one going in on Congress seems like it's going to be a big hit once it opens up as well.

New renderings of Block 71 in downtown Austin, which is rumored to be @indeed's new office. I previously tweeted they leased 300,000 SF, but that deal isn't done and could be for the whole building now.

That same Twitter feed also says WeWork is finalizing a lease for all of 801 Barton springs. All this leasing and pre-leasing is really driving development, but I really want to hear something about 600 Guadalupe.

The "Indeed" sign on 5th & Colorado is rather prominent in the last rendering of this project. Perhaps that was intended?

I'm curious about that too. It seemed to be moving along nicely but the last few times I've been through there nothing has been going on. Last I checked I hadn't seen a tentative opening date either. Guess I'll look again today.

I bike downtown with the kids each weekend (my 3 yr old boy loves all the construction/buildings), we stopped by 2 weeks ago...nothing going on.

The Fareground plaza itself is open -- and is quite pleasant, actually. But no vendors yet at all. And honestly it looks like progress has pretty much halted. Very curious to know when the actual opening date is supposed to be.

Union Market in DC is amazing. I love the idea of large shared food space. You can go with a group and everyone can eat what they want. This especially works for office workers for lunch. Fareground seems to be a step in the right direction, hopefully this would be the full step.
