Just got an e-mail from City Staff telling us that our most recent rezoning application, submitted a few weeks ago... might be processed in 12 weeks. 5 years ago it was 4 weeks.

New rental strategy in full, an update from the Housing Meeting a week or so back with City Staff and stakeholders. Not much is was elaborated in this release except the rent cap for "affordable" rentals .

Do DP applications in the industrial area necessarily go to UDP? I know 2040 Columbia did, but several others don't seem to have gone there.

The additional space they're adding for heritage retention is a tiny amount - 1,700 sq. ft., so not much more than the house floorspace. It seems like they could build the scheme they've designed without the house, to zoning, so there's not much incentive to change anything.

DP Applications in general do not absolutely need to go to UD every time, but is at times on the mercy of Staff.

Also, if anyone is interested, the City is going to implement a new pilot program for affordable rental housing, similar to the Rental 100 20 sites program prior. Looks very interesting.

There was an Earl's at this location (Broadway and Laurel) as recently as 2009, but it was gone by 2011. After that, it became a Speakeasy until this year when they closed. It's now the New India Buffet+Bar, though who knows for how much longer.

Yeah, this one was called "Broadway Earl's" and the one at Fir is called "Earls on Fir" (or long before that "Café Fish").

The Duke might go down in my books as the ugliest new building in Van in years.

I literally cant think of one redeeming feature, other than it providing more units than what was there.

Visually its awful from every angle.
