Hard to believe this is the first high rise to be built downtown in what feels like in a decade.

It hasn't been a decade (depending on your definition of high rise) and that won't be the first.

One12 Courtland is the most recent, completed in 2013.

And 120 Piedmont appears ready to break ground with the land development permit issued last week.

I guess I was just tying to make the point that for all the high rise development that has taken place around town the last decade, it’s unfortunate that a city the size of Atlanta has seen such few new high rise development within the downtown core. You can go back and look at postcards from the late 90s and for the most part the skyline looks the exact same.

Glad to see movement on that stretch of Marietta, but personally, I found the old Canopy design to be more compelling.

I think connecting Savannah, Birmingham, Greenville, or Chattanooga would be a better option than Columbus.

I think it ties in well with the HGI. Way better than what is there now and will serve that area nicely. I’m a big fan of any and all hotel development. To me, more than anything, hotels spark more 24/7 activity than any other type of development.

November DRC Recap: Student Housing on the Rise

Quote:
The Midtown Development Review Committee (DRC) saw a follow-up presentation for a student housing project proposed by CityLife Development Partners and Landmark Development. “The Mark at Atlanta” was presented previously in October and the committee requested more information related to the retail layout on 10th Street and the vehicular access and loading on Peachtree Place. They also recommended that the developer meet with residents of the adjacent condo tower, Aqua, to discuss concerns related to access and quality of life issues such as noise and site lines into the parking structure. Since then, the development team made significant strides in addressing all identified concerns apart from the main sticking point involving a proposed curb cut on 10th Street. The DRC was not supportive of a variation to allow the curb cut on 10th Street due to the negative impact it would have on traffic flow along this corridor and the potential for traffic and pedestrian conflicts given its proximity to an existing curb cut on the adjacent property. Further, 10th Street is viewed as a preferred location for retail and restaurant space and removing the curb cut allows more opportunity to activate the street level with those types of uses. The committee recommended an alternative location for the curb cut on Spring Street. The development team is exploring this option and other modifications and intends to proceed with an electronic review before the end of the year.

Yeah, it sounds good in theory, but the costs would outweight the benefits.

Traffic, at least now (and for the forseeable future) is pretty much a non-factor on the I-85 corridor between Atlanta and LaGrange, as well as along I-185 down to Columbus. So people have no incentive to use the train as an alternative if tickets are going to cost $60 or so.

That being said, a regional rail line from Newnan (and maybe Peachtree City) to Atlanta is definitely needed in the near future, especially if the explosive growth that Coweta and Fayette Counties experienced during the 80s - 2000s returns and traffic on I-85 worsens. Given that both Newnan and Peachtree City are pretty much a de-facto company towns for Hartsfield-Jackson / Delta, for the right price, it could get quite a bit of use. The bones are already there, so it's just making the necessary upgrades to the existing infrastructure in place to accommodate passenger service.

I believe this was previously rumored to be an apartment site for Street Lights Residential, based in Dallas. It appears the new plan is for a 19 story, 400K sqft office building. It also appears the AMLI apartment site is under contract.

Is N33 under construction or just the nearby retail/townhomes so far? That area is about to be bustling. Foottraffic will be through the roof there and along Edgewood ave soon enough. Really hoping we start to see some of the best food from Buford Highway start to expand to places along the beltline.
