Relative to Edmonton, there really is lots going on. If you don't think there is, I'm not too sure I understand what you are basing your opinion on?

With Symphony and Augustana, Downtown South of Jasper is changing which is something that has not happened in well over a decade. Raymond Block, the tear down of Southpark, and other recent additions is changing Whyte ave which also has not happened in decades. With the MacLeran, Brewery District still developing, and the very recent finished products, Oliver is continuously changing at a much faster pace than I ever seen. And Ice District is changing the Downtown core right before our eyes. Outside of the core, not sure I even know when was the last time we had projects in the scale of Westblock and the new Signature building down in Windermere.

timing is everything, even if it's just to make comparisions...

some of us remember when edmonton was building a million sf a year of office space downtown and most of it on spec. and that's when the region was half the size/population than it is now.

Absolutely agree. We are doing well for a city our size. The last 5 years have been amazing. The fact that for 20 years before this Edmonton was very stagnant in any core development. We are still playing catch up. We are definitely on the right track.

Indeed. I for one am very happy with what I am seeing. I am hopeful the Healy towers start construction in the near future, Jasper House too.

Things have accelerated in the last 5 years and, tower wise, gotten a whole lot bigger but, there has been a consistent level of renewal and construction since I joined this forum. It's unclear too if it the accelerated high rise development of the last few years with lead to a glut of space needing to be absorb before moving on.

Agree and I think thats been one of the main discussions going forward is whether there will be a massive glut of available office that will sit empty. I guess this leads to owners of buildings in the core having to make the space attractive and updated, Scotia Place being a good example.

That said, our vacancy rate now is not healthy and the city, private sector and province have to do all they can to attract corporations and businesses to fill in that space so that other developments can move forward. Edmonton still has an array of parking lots that need to be filled up, however the city has come a long way compared to even 10 years ago.

Office space is a given. I'm referring more to rentals that is also driving the condo boom.

Growth has been pretty consistent from the TNP era 15 years ago to the Icons and up until the high profile of the Ice District and its developers attracted a ton of outside investors to the Edmonton market. Calgary didn't help either.

Those bodies plus EEDC have historically and currently demonstrated a lack of appetite and aptitude for that. They would much rather have the same 7 big entities fill all the towers, or pray for another Stantec to emerge.

Is Oliver/Strathcona included in this definition of the "downtown region" or not? Most of the new projects are in downtown proper, but are these having a spillover effect into surrounding areas?
