OTOH the edge of redevelopment is now well north of Girard everywhere except for Yorktown. It reaches up past Cecy B. in Templetown, yes, but even in Brewerytown the edge is already up by the Athletic Square and around Jefferson Street. In the last five years alone Girard in Brewerytown has completely revitalized as a commercial district.

Properties along Cecil B. Moore are currently among the city's best investment opportunities, with a 5-10 year ROI timeframe simply due to cost per square foot arbitrage. Harrowgate, Frankford, and Mill Creek are probably the next tranche down.

DEFINITELY keep building and ensure a ready supply and affordability. Don't go the way of other cities. The US needs more apartments/multifamily in general (as opposed to single family housing).

Some random tidbit news:

-1839 Callowhill - 63 unit apartment building planned with ground floor retail.
-1000 Spring Garden - 8-story apartment building with ground floor retail.
-2000 Arch - unfortunately a parking lot for a couple of years. Owners eventually plan a 30+ story mixed-use building
-3900 Chestnut - Chestnut Hall. Will be redeveloped. Plans call for the construction of a 10-story extension of the building on the parking lot next door.

This is the Avis lot. With Comcast, this proposal, River Walk, and some other recent and proposed developments, Arch and the Logan Square neighborhood is really exploding.

I really hope that this tower is designed in the same style as the Alexander. Viewing Philly from the Girard bridge and not seeing any art deco makes me sad

1839 Callowhill: This is great news! The 1800 block of Callowhill is one of the last major developable blocks in that neighborhood, aside from the large parking lot on the 1900 block. Whatever happened to the other building that was supposed to rise on the 1800 block?

1000 Spring Garden: Again, welcomed news! Spring Garden is going to be fun to watch within the next few years, especially as Callowhill finally takes off.

2000 Arch: As disappointing as this news may be in the short-term, I'm excited for this corner! A 30+ story mixed-use building at this site will enliven a part of Center City that feels cut off from the excitement just a few blocks south. A tall building here would be significant.

3900 Chestnut:
I continue to be astounded that towers are starting to pop up in West Philly! Who would have thought that this would happen even 10 years ago?!

As far as I know, that's still happening. You're talking about that other proposed building taking place of the old school that was demolished, right?

^Yup. The larger apt is supposed to be developed by the Oren Brothers, but I haven't seen any activity recently.

^ Looks very nice. If we can't do away with Super Block, at least we can fill it with greater density. I'm honestly OK with pedestrian only zones, properly executed.

RE: 1839 Callohill Street renderings

RE: 1839 Callohill Street renderings. I saw these a couple of months ago. And to be honest it is the most unimpressive architecture I have seen in my life. It would feel out of place in Chester, PA or even Allentown. Just a cheap design period.

possible bad news

http://www.philly.com/philly/columnists/...dit-driving-philly-revival-20171109.html

the rehab/renovation of large buildings has been somewhat of a constant, low level, ongoing factor in Philly. It would to a great loss to not have these tax benefits, and we might lose even more old buildings to demo.

[QUOTE=summersm343;7981092]Penn Building Yet Another New College House

In this drawing the 13 story part of this looks like its sitting in the middle of Walnut St. I Know Penn has a lot of political power, but------------this might be too much even for them!
