Grosvenor Ambleside update. Seems like slow progress? No movement on the police station/phase 2 either.

They just closed the old police station so I'm sure it will be brought down soon.

I heard about Earls but they're also getting a Meinhardt Fine Foods & Heirloom Vegetarian Restaurant.

Captain Boil (aaaarrrrgh !) has window signs up at 1st and Lonsdale. Really hoping its good, it will be a fun addition to lower Lonsdale. Same building in the huge space upstairs, I dont think the "co-work share a space" is off to a great start. Seems like a pretty half hearted effort so far.

Beere microbrewery opened up inside their current Beere wood warehouse. It is a small space but already is a hit. It is on Esplanade east of St. Andrews. They already have some fine brews. There is also a brewery opening in the alley between Esplanade and 1st, beside the gluten free bakery in the alley. They have their tanks set up. I'd be surprised if they are allowed to open a open air place, I can't imagine the residents behind them being too thrilled.

The not very good or consistent but awesome location Green Leaf brewery at the Quay has applied to double its interior capacity and outdoor capacity.

Cocoa 70 also opened up at the quay. Nice little chocolate shop took over the outdoor sushi place. I had a hot chocolate, it was pretty good.

Scuttlebutt is a large well known restaurant chain is going to take over the not doing to well lets make the inside of our place look like a cruise ship from 1995 Pier 7 restaurant currently occupies.

Any rumours on who might take over the incredible retail location of the base of polygon gallery? I am also a bit surprised a large generic chain restaurant doesn't take over the massive space at the Quay facing the water. Put up a huge sign, and fix the outdoor access so people know a restaurant is up there.

There are two units in the new gallery, not sure if the water side one was taken yet:

And there's a reason why those other places died so I'm sure it will be a hard sell for some chain to go into there. If you're a chain you'll go into the Lot 5 redevelopment.

there was a rumour that they were going to combine the two retail units on the waterfront side of the gallery with Cactus Club occupying the space. Not sure if that is true/still happening

New render for 236-254 East 3rd (a block and a half from Lonsdale on the north side of east 3rd).

Nice that they're taking advantage of the giant hill with townhouses, unlike the older condos that were way up on the hill with overgrown thorn bushes fronting 3rd.

But still, it's yet another letdown for 3rd Street. This is barely an improvement upon what's already there. My concern continues to be that the big changes on 3rd Street aren't really improving the character or the livability of the street. Projects like this will just ensure that the area is a heavily-trafficked corridor.

At least we have better projects on the waterfront, in Central Lonsdale, and even a block away on 2nd and 1st avenues.

Looks like someone is doing work in the corner unit facing the road and the sign is gone.

Yeah it's pretty lazy, cheap stuff. But the current buildings are terrible, it's difficult to walk down that part of the sidewalk because of the thorn bushes.

Great article from the Straight on the opening of the new Polygon Gallery and its impact on Lower Lonsdale. And hilarious to read the naysayer reader comments at the end.

If North Van can construct even a sliver of Millennium Park, that will be a monumental achievement. I have my doubts. I always thought some kind of North Van version of the great lawn in front of London's Tate Modern would be way more interesting - and doable.

I have an income property at Orizon On Third, and this is right on that same block. I'm typically a fan of building heights, but this one is 2-3 floors too tall for that area, even with that upslope. A building of that scale would suit the 100 block of east third (i.e. Anchor), but the folks around this one are going to be quite vocal of this one, guaranteed.

As with the East 2nd property that's in the works for a huge rental building, I am (and others are) stressing to the city that there's already a parking issue in that neighbourhood, so they better plan for enough stalls within the buildings for all of the new residents.

Nope. That building isn't going to be infront of Orizon. Zoning for that block permits 4-5 stories, so I would expect the city to maintain that. 100 block is higher density.

If North Van can construct even a sliver of Millennium Park, that will be a monumental achievement. I have my doubts. I always thought some kind of North Van version of the great lawn in front of London's Tate Modern would be way more interesting - and doable.

Mussatto is on crack. You don't compare a 24 acre park with a little plaza.

I don't really think townhouses at the bottom of the huge slope should count as storeys, or that its height is anywhere near too tall. 20 storeys should've been expanded to Hendry Ave/Forbes in the OCP a decade ago. (I live on east 3rd myself)

Slight exaggeration on the hill there, as that's hardly a "huge slope". With that grade, there's only a 1 floor difference between 3rd and the back alley. We'll agree to disagree on this.

The render shows three storeys of townhouses below the base of the condo behind it. There is a big slope right in that specific development spot, not so much beside it. The current buildings are oriented towards the back alley as a result. But yeah agree to disagree I guess.

My unit at Orizon overlooks duplexes similar to those and they are max 1 floor above street level. The slope is definitely not as steep as you'd think it is. Just look at the corners of St Georges/E3rd, or St Andrews/E3rd. Anyhow, this height is a stretch with the city considering Orizon had a tough enough time getting a 5th floor with their partnership to build the Anavets building next door.
