1200 Barton Springs Rd

I recently spoke with an acquaintance about what is happening with the old Jack in the Box on South Lamar and Barton Springs (1200 Barton Springs Rd). It seems like it has been sitting there gutted for almost nine months and I was curious when it was going to become more than a graffiti magnet and homeless hangout.

Starbucks has acquired the rights to the property. (Not sure if it was leased or bought, I imagined leased) While they were in the midst of the remodel, they found unknown fire damage from a previously unreported fire. The amount of money it would take to fix the fire damage, plus the price of the original remodel ran afoul of the city's rules for building in the floodplain(they would now have to bring it up to code, and more than likely get a city council variance). So, Starbucks is suing the previous owners. I imagine they are trying to null their lease, recoup some costs and who knows what else.

I figured with it being such a prominent intersection, you guys might be interested.

Hopefully they'll bulldoze the building and build something a little better suited to such a prominent intersection than a freaking starbucks.

This info was from the guy who was to be manager of that location.
He said it had to do with old gas station takes still under the property. It was not disclosed in the deal. Starbucks was not will to do what was now required to remove them..... so they are getting out of it. !!!!
So.... who's gonna do the research to see if that was an old gas station?

And yes.... that property could be put to much better use. !

It would be awesome to see all the UC and proposed tower renderings in a poster/collage like those project posters we used to see.

They posted something today to the AULCC website about a project at 410 West 18th Street called "410 Uptown"

They also had a permit from last year to demolish the ~6,000 square foot building at that location.

There are no CVCs in that area, so it could probably be rezoned for something tall similar to "Sky Austin". I suspect the current zoning is 120' at best.

The description of 410 Uptown in the AULCC meeting notes sounds positive:

its really a a shame the current building could not be repurposed. It's a really cool warehouse and offices that use to be a plumbing business. Its has a great back courtyard.
Would have been a cool "AGBG" or something like that.
Missed opportunity for a great spot to replace Dog and Duck in this area.

Full disclosure : Yes....it also kills some of my remaining view of the green of the hills.
I'll make sure to document as it happens.
IT IS A RISK YOU TAKE DOWNTOWN.... I fully understand that.
I know so many of you on here have little to no empathy for views going away.
It's a shame really. Maybe one day that will be you and your "view" will change. ( see what I did there?!)

So for those of us who where downtown pioneers and not just observers....I continue to hope for a unique urban combination of high and low development that defies the need of tall for tall's sake. It's why I fight for the warehouse district. It's why I fight for Rainey to not be all high-rise.

Back to the neighborhood: We know that the block bounded by 17/18/SA and Guadalupe will be a very tall full block..( a Dallas developer owns it and is waiting for right move) It would have been a better balance to the houses to the west ( zoning changes at SA st.) To have kept the cool 40s warehouse as a restaurant / bar. A far more interesting use, reuse, texture...vibe.

Things I'm happy about: it wasn't cheap ass Student housing like at 18t and Grad. That's better for property value.
It will have ground level retail... that's good for the hood. It's not totally ugly. Part of the new generic.... but not ugly.
Office space in this area ( along with the new Marriott) pushes back against the University and student intrusion across the CBD line.
Those are all positives.

But hey, what do I know.... I only live in the neighborhood and invested here.

I fully agree! I live the block over and I've always envisioned it being a really cool bar. You could enter through the garage door and enter a huge outdoor area with tables and games. Shame it's just going to get torn down.

Hmm, that design is very so-so. It just looks generic to me. Not that it looks bad really, but I can think of a handful of buildings that resemble it. 5th & Colorado, IBC Bank Plaza. It just looks suburban. That "foggy" rendering makes it look like it would be more at home in the Domain than in downtown. I'm not even into the idea of much more height in that area of downtown - I think ~200 to 250 feet is fine, but I would hope the designs step it up a little since it tends to be kind of a meh area architecturally. There are a few standouts there (notably the Cambridge Tower, but most are just big brown boxes. I just think that area of downtown could use some help in creating a style of its own distinct from the rest of downtown.
