I'd love for it to be retrofitted into a department store or multiple clothing options, but given what is happening I am not sure that is realistic. I like the scale of the building and impact, but if it has to be redeveloped, i'd love to see a rebuild of the Tegler with a mixed use tower above. The City has a couple of architectural pieces from the Tegler that could be reincorporated.

The retail space for a new Tegler/BMO tower can still be a department store - then if unworkable, break up into smaller CRUs.

A department store would be fitting in a way since the Tegler was a Zellers in its final years of existence.

I suspect we will see a lot more and big box retail in the podiums of Ice District 2. BMO need not have that focus - imo.

Agreed. If it is to be demolished, its replacement should be a striking tower with appropriate setbacks, etc, and an exterior unlike what we are seeing built in the Ice District, and the recladding of Scotia Place. I think something different is warranted.

I don’t quite understand why some people have this obsession with rebuilds. That ship has sailed for this site. Time to move on.

The site needs a tower and if it is not possible to build on top of BMO, demolish it and put up a 30-40 story tower.

Don’t complicate things.

I'd prefer it not be a rebuild, but you could do this right and achieve multiple wins at once. That said, I am also fine with a striking modern tower with a few odes to the Tegler by way of lobby art, some brick elements, etc.

I still shake my head that the Tegler was allowed to be demolished. Of course, many other gems were lost.

Given that they rezoned it back to CCA from DC, they can do between 150-200m.

It could easily accommodate 300m. Its a big block and as you said elsewhere iirc this site is "the core of the core". If we can't go big here then we can't do it elsewhere. The sky should be the limit - and parking relaxed given LRT connections.

Yeah I'd love for there to be a tall mixed-used tower on that shit (while keeping that podium, that would look awesome) but I have a feeling we won't hear much on this one for awhile. Office vacancy rate is high and the condo market is saturated for now, with a lot of projects coming online soon or in the pipeline, so not sure how much demand there currently is for another tower.

500m then, no 600!

150-200m under the current zoning is practical and reasonable given the economics, rates, prices and demand over the next decade or so.

Honestly having moved to downtown and living here 2 years now, my opinion on going taller and taller has drastically changed. I'd much rather see multiple mid rises filling up a lot of the otherwise empty blocks, than one massive project on one block taking up all the demand. The large scale products look great from afar and in aerial pics, but the street level perspective is what we truly experience and is much more important.

Projects like this BMO site don't need to go tall, they just need a well thought out design.

I think that's key. I'd love for a 200m to go up there but only if it made sense and it didnt prevent maybe 3 other parking lots in downtown from being filled. Look at KR (now Enbridge tower?) it's not the tallest, but it has got to arguably be the nicest building in downtown right now. I think most of us would take a building like KR over a dull high-rise at 200m.

I'll wager that whatever goes up there will be somewhere between 125-150m and I have no problem with that.

The plot should be zoned with no height limit, that will allow us to build a space elevator in the middle of downtown! Imagine economic and population boom it would bring!!!!!11!!111 1 1 1!
