And the battle of the burbs gets more interesting!

Thanks for the scoop OD, the towers look pretty standard but could just be massing at this point. IBI is certainly a capable enough architect.

The mention of the 'ceramic frit super graphic design element' makes me think it'll have something like Concord's latest City Place phase:

Phase 4 is also the only one that might be an office building because it is shown on the plan as having a square-ish floorplate.

Maybe the podium goes over top the road and it isn't shown on the right side it looks like there's is a road going in

From what I understand reading the article at Vancouvermarket, the entire podium frontage facing Kingsway is Retail/Commercial with the exception of the middle part which is the entrance lobby to Tower 2 in the middle (Phase 1), while Towers 1 and 3 have their entrance lobbies and facing Nelson and MacMurray Ave. respectively.
And given that podium size (3-4 storeys high) and length along Kingsway between Nelson and MacMurray (minus a lobby in the middle) I'd say that's big enough for an anchor tenant at least (if not two) and a couple of smaller CRUs.


Additionally I would guess that, Phase 2 and 3 will also likely have more retail space in their respective podiums on the sides facing Kingsway and the McKercher, and Sussex extensions.

That's more than enough area to fit more than a couple of anchor tenants (aside from Sears, assuming they will be coming back there.) and Phase 4's podium looks big enough to house a decent size department store (maybe Sears will just stay where it is, right there).

It's great to see this project finally getting some momentum.
If they stick to that 65 Storey height (I'm guessing Tower 1) that will give Metrotown one of the tallest towers in Burnaby (depending on the floor-to-floor height) and certainly the highest outside the Burnaby Mountain area.

So I assume this means they either won their court case against the Mall, or came to some sort of agreement.

Although the buildings are bland and generic spandrel, I'm happy that the streets below are gridded. The grid is the only responsible way to build cities.

I was thinking that would be a driveway, as it doesn't line up with the road behind Phase 1, but you're right in that it's shaded gray.

That leaves just a 2 storey retail /commercial podium - may be consistent with the renderings if the retail has high ceilings (i.e. like Best Buy across the street).

There were two lawsuits filed (never did manage to find out anything about the first one, other than it exists). I just checked and there's no new lawsuit news, which makes me think this is a really preliminary master plan to inch things forward with the city before their zoning application needs to be renewed (again?). I wouldn't expect to see any movement on this for awhile.

Yeah... a lot of people like to live near major retail centres...

Anyways, happy to see this.

I hope that the underground parking will be connected to the existing mall parking (or at least all the 4 phases connected with each other). The piecemeal approach to everything in metro-Vancouver can be tiring.

Also hope to see a little more connectivity among the retail podiums. Especially if they are to be 2 floors some skywalks (or at the most basic some covered surface crossings) would be wise).

While I like the addition of some streets through this part of Metrotown, I am still against the idea of dissecting the existing mall apart just to make the area look like nearly every other basic surface level only modern development in Metro-Vancouver.

Super stoked for the Willingdon linear park. Great way to connect up to Eileen Dailly and business on Hastings. New bike route, new park, repaved Willingdon. Random fun stuff, like a giant hammock.

Asphalt has been laid in some locations of the linear park. I imagine all the paths will be done by the end of the month and landscapping taking place in warmer weather conditions.

Yeah, the area will fill up soon and start adding to the skyline. Considering how little attention Milano is getting, it's actually shaping up to be quite nice and different from most generic towers.
