Are you referring to West Pender Place on Pender Street? In your photo (which is taken further to the west than the Westbank image), West Pender Place can be seen overlapping the foreground of One Wall and Patina.

Thanks, that's it. West Pender Place. In both images you can see the box shaped crown on it and in the Westbank image the sloped profile is evident.

The height of the First Baptist tower in the Westbank image is greatly exaggerated. It appears about nine storeys taller in the image than it will in real life.

With the increased elevation of the First Baptist site (in relation to Shangri-La), the height is definitely overstated, BUT, once built out should only be about 10-15 meters shorter than Shangri-La when you're looking from a distance.

Use Patina (which sits across the alley from First Baptist) as the ultimate reference. In Westbank’s image, First Baptist appears to be about 26 storeys taller than Patina. In reality, First Baptist will be about 17 storeys taller than Patina. Hence, an exaggeration of about 9 storeys in Westbank’s image, which is using substantial artistic license to accentuate its building.

Apparently our City's UDP doesn't think so. They have PROBLEMS with the design. I bet they think they can do it BETTER.

1550 Alberni (Kengo Kuma) is also too tall, and also presumably too wide. The rezoning package is still on the City's website. The top of 1550 Alberni reaches the bottom of the revolving restaurant on the Empire Landmark.

Of course there are at least six more towers also proposed around the Kuma tower, and at least two likely near the First Baptist tower, so the developed reality of the skyline in a few years will be quite different in many ways.

As to the UDP thinking they can design it better - if I'm reading Feathered Friend's commentary and the minutes of the UDP correctly, they think BTA can design it better. As far as I can see the UDP didn't have a problem with the tower design; it's the lane, and the podium and the space at ground level.

The reason they think BTA can design it better is because they already have - the rezoning design was, in the UDP's view, better than the Development Permit version. They're suggesting BTA make changes to those elements to get back to how it was previously designed, or at least to perform as well with a new design.

Somehow that's perceived by some here as unreasonable.

It probably will, this being a city, with automobile fumes, and other sundry sources of pollution.
However, the owners will no doubt want to keep it clean, and that can be done.
If you are haunted by memories of the neglect of Sears, and resulting green slime that almost wriggled, don't.
I think the means, and the will, are there to keep this building looking clean and fresh.

Westbank is like an art gallery - we are fortunate to have them here and willing to put up this art, but it sure as heck aint meant for living in unless your last name is Bezos or Gates.

Telus could have turned out really well if they hadn't cheapened on the finishes. The basic design of the tower is great, the execution is terrible.
