City Council voted last week to uphold the Design Commission's approval of Block 290.

Interesting tidbit from the hearing: apparently BDS believes that the entire Con-way masterplan area is vested in the pre-IZ code; i.e. future applications could come in without having to meet the new affordable housing mandate.

There will be a glut of high end units in that area when the (4?) current under construction and approved apartment buildings go up in the area... I would imagine momentum would slow for the remaining undeveloped blocks. But the momentum will be less blunted if IZ requirements aren't there to make financing and Pro-Formas more complicated.

Now just to be sure that park actually gets built in a timely manner.

I stopped off at the New Seasons in Slabtown and am impressed with the rising neighborhood. I circled the block and took a few pictures since it wasn't raining at the moment.

My wife and I were talking about neighborhoods we would live in if we could afford the rents in these new buildings, and we both agreed that this one would be our choice. The architecture has been spot on in that area, it is going to have a really great modern urban feel, plus we would love living steps from New Seasons, I would literally be in there every other day buying stuff I needed for dinner that evening. They would become my refrigerator.

What are the height limits in the neighborhood and will they be impacted by the 2035 plan?

I believe the base heights are still 65 up to 75 with bonuses. I don't remember seeing changes to the Conway area in the 2035 plan, but I'd need to do some digging.

Just visited the pedestrian throughway in the new development and its quite nice. A coffee shop (Good Coffee) has already moved into a space overlooking it in the Leland James office building. Its a great bit of urbanism. My only wish is that the master plan had accounted for bike lanes.

Interested to see the concepts here and if the quality level matches what's been built so far or is closer to what has been approved for Block 290... construction has gotten far more expensive in the intervening time.
