It seems like the train of major new proposals has slowed down in recent months. I don't count the 90-story proposal, or the condos at 19th and Arapahoe as those proposals have yet to prove to be serious imo. Apartment rent growth has slowed over the last year to a trickle, indicating supply has met demand finally. Although we could simply be in-between waves, with the next one being condo proposals. Then there's the whole potential Amazon effect, which is a big wild card right now. Seems like Block 16 is the next major project in downtown to break ground, now that Market Station has.

I remember reading this board back in 2009-2010 when the only thing we could talk about was Denver's new muninciple building on Broadway. That was a ghost thread.

I remember. There was a lot of discussion about the pending Union Station project which should be nearly entirely built out by 2020. The only undeveloped parcel is at 19th & Chestnut.

Downtown, minus the pie-in-the-sky proposals, is probably pretty much done with this cycle. But there are several large infill projects that will be starting soon: Block 162, 15th & Stout hotel, TCR 18th & Market, 16th & Market hotel and 15th & Wewatta micro units. RiNO has about a dozen projects in various stages of development though.

I still think we see a major slowdown by the end of next year but that's just a feeling.

Well.. you didn't even mention Platte15 - or the various infill scheduled for Uptown, Highlands, and within the GT, which were discussed a few posts prior. And those are just the ones that are fairly certain. Overall; I bet we get a few more surprises in the next few months.

I know we all want to do our best to forget yesterday's Broncos game, but NBC showed a spectacular game opening aerial shot of downtown Denver with a glorious view of 1144 15th Street. Sorry for the poor image quality, but the photos were captured using my cell phone and photographing off the TV screen.

Pablo, great photo! It's amazing how much the skyline has changed over the last 10 years. And, even though we have only had a handful of new skyscrapers in downtown Denver, they have made a huge impact (Confluence, 1144, 1401).

That aerial is indeed nice. It give downtown this nice healthy filled out look too imo. With every passing week that goes by, I love 1144 more and more. It's great how it changes depending on which angle you are viewing from. Personally, I like the width it has when viewing from the south, gives a nice new augmentation to the skyline. I can't wait to see what the final nighttime lighting is like. I never saw that testing they did in person a few weeks ago. However, even if they don't end up doing crown lighting, that strip down the middle will still give it a cool element at night. Also can't wait to see the final lighting on the Confluence. Get your cameras ready.....

Yea, lots of nonsense in some of those stats. If you just ask people what they "plan" or "hope" to do, that's a big difference between what's actually likely to happen.

Maybe someone on the Colorado committee feels the same way I do - that bringing Amazon here will do nothing but further inflate prices in an already-tight housing market and make it even harder for smaller companies to find software developers... Or maybe it's because they've also heard how their corporate work culture is as demanding and toxic as their warehouse work culture. New, great-looking office buildings would be great and all, but I'm not sure they're worth it...

I think the committee missed the part where Amazon likes to be downtown, in the urban hub, where transit all comes together. These 3 sites are all awful.

Wow that is really bone-headed. Even if Amazon picks Denver, which now seems unlikely, what's the best case scenario? A gigantic new round of sprawl?

And the kick to the gut is that it would be so easy to fit Amazon into downtown Denver. Arapahoe Square is absolutely ideal, and Auraria and RiNO are better back-up choices than most cities have going for them at all. Even I-25/Broadway would be a solid option.
