One way of doing that is to support the Archdiocese's project in a way that lends itself to a win-win outcome. Perhaps Longboat gets involved in such a way that leads to construction of church-owned buildings, as the odds of the project's success go up drastically with such an experienced developer in their corner. And as buzzg suggested, if those buildings end up being, say, only 6 storeys high and don't block any TNS views in the process, then all the better.
Obviously I defer to those who are in a place to categorically know one way or another whether or not the Chipmans are involved, but on the face of it, I'd say it's not entirely unlikely that they might be. There is a certain convergence of interests here.

Speculation is fine, but it has become accepted on this forum that just because it is next door Chipman is involved. Why would they not say they are involved? It may not be far fetched that they become involved, but it's also not far fetched to say they aren't...they were not when the renderings were released. Why would they be secretly part of it? Why wouldn't they use their name to build excitement and attract interest? They are not shy on publicity. If they were starting a third major block of development why not say they are?
Again. I have worked with this church in the past. I know who is driving this. They are the kind to throw a rendering in the air just to hope it sticks on something. Their process is not how real projects get done. You don't start with renderings. You start with who the money is.
Maybe the scheme attracts an investor but we can't treat it as real until someone does. Maybe Longboat decides to partner with the church but is crazy to assume they will just because we think they want control of the entire area. They didn't bother buying buildings on the same block as CentrePoint. They have a lot on their plate just trying to complete and fill TNS.
We can talk about the church thing, but until there is an announcement of a developer, let's not make our own conclusions.
