With the recent discussion about the Oakridge MTC in this thread, I thought I would drop this in here.

Coromandel Properties has submitted a development application for a prominent former Esso gas station site, now vacant, at the Northeast corner of 41st and Cambie.

The site falls within the City of Vancouver’s recently released vision for the Cambie Corridor Oakridge Municipal Centre, which would allow a rezoning for a mixed-use/residential tower potentially as high as 20-storeys for the site.

The development permit application now submitted for the 130′ x 122′ site indicates plan for a new 3-storey, mixed-use building, consisting of:

Retail & restaurant uses on the ground floor;
Office uses on the 2nd and 3rd floor;
A total building size of 26,686 SF;
A total density of 1.7 FSR;
Peak Height: 59 ft.; and
48 underground parking spaces on 1 1/2 levels all having vehicular access from the lane.

It’s unclear if this potential development plan is simply an effort to secure a permit now under the existing zoning, or if the potential for a tower rezoning is still in the long term plan. Under the site’s existing C-2 zoning which allows 2.5 FSR, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.

Coromandel acquired the site in October 2014 for $15,800,000, or $398 per buildable SF based on the existing C-2 zoning of the site, or $592 per buildable SF based on the proposed plan.

The architect for the project is McFarlane Biggar Architects and Designers.

I'm hoping that Mr Taylor is right, and there's something more to this than just proceeding with the application. Frankly, that this site could end up wasted like this is astounding.

It can't rationally go ahead as planned for nearly $400 PSF buildable.

Most commercial land trades between $50-$60 PSF as that's the cost that allows an economic return when rents are in the mid 30s. Unless Cormandel is looking to just flat out lose money this is probably just an interim condition. Even if they are dumping money there's still no reason to not build out a site properly.

I'm curious to see what the actual colours of the towers and complex will be. The existing Terraces and office tower are in the model shown here as silvery / transparent when they are actually red-brick veneer.

A re-clad could also be part of the project...

But yes, I also am curious about the materials / colour pallet chosen for this project.

I hope some half decent lighting features are also part of the project.

I like the massing though, has a nice futurist feel without trying to hard.

It's a shame this won't be a double-storey mall as previously proposed. The added retail density would have included more new stores to come to this part of Vancouver.

Overall, I like the design of the towers. Let's hope they retain the shapes shown on the models.

They need to hurry up with the construction: been delayed way too long.

Yeah I'm dissappointed that they are not going with what was originally proposed. I was especially looking forward to seeing this streetscape come to life.



And it's hard to believe that the Oakridge and Brentwood redevelopment were first proposed around the same time.

It really is, and if time is money that's a lotta moolah.

I'd like to think so, but I don't have any sense that redevelopment of Oakridge is any closer than it was a decade ago just before the Canada Line opened. The Cambie corrior hasn't even been rezoned yet, so much time wasted doing the zoning of each project individually.

This site could have led the way because it fronted on two major roads, had a rapid transit connection, had sufficient green space to share, and was visually shielded on all sides from neighbouring properties of less density that could have rightly argued if Oakridge got upzoned, why not them.

I would say it is technically further further behind in the approval/design process than it was several years ago, however it now has a new owner, with deep pockets and looking to make a name for themselves as the new big name in town. I see this one moving forward quickly.

With that siad I think those tower heights are going to give them a bit of trouble as that neighbourhood is anything but progressive.

To be fair, Oakridge is still a busy and highly profitable mall, with high rents. Brentwood has been a sad mall since I grew up nearby in the 80s.
