Does this have any chance of being approved?
Right across the street the Nobu hotel had to fight like hell for 11 floors.

I would need to see that in color

it kind of looks like someone shot an old-timey brick building with a ray gun that zaps stuff taller. Weird

Question: Should we also make threads for 725 W. Randolph and 900 W. Randolph? They're both +500 ft

Yeah it looks like something Morris Adjmi would do. Actually, he worked with Related before on Landmark West Loop, so it could be Adjmi.

The zoning application credits the drawings to Stantec, but they could just be Architect of Record.

Curbed confirmed that it's an Adjmi design.

Does the new 725 W. Randolph proposal mean the Equinox design we saw a few months ago is gone? I liked that one quite a bit.

I didn't realize that Related owns Equinox fitness. If they own the hotel brand I imagine that might mean they are less inclined to value engineer this one.

Hey everyone.
This is my first post, but like many I've been a follower for years now. I'm an Architect as well as co-owner of a rendering studio in Chicago.

Anyways for fun I've been compiling a 3d model of Chicago and updating it with all the purposed and under construction skyscrapers. I use it to visualize how all these new towers will have an impact on the skyline. I know...I'm a bit of a dork, but I figured most people here could relate. I still have a ton of proposals to add but here are a couple views. Let me know if there are another views or proposals you'd like to see and ill gladly share them.

This is just obviously too tall for the area. It's going to obliterate the quality of the place. And no one wants 50+ stories of industrial pastiche, which M.A. gets a little cheesy with, IMO.

^ Agreed. West Loop works at a midrise scale, I want it to keep expanding at a lightning pace with midrise after midrise all the way out to Damen. Highrises like this will just soak up the demand without expanding the walkable neighborhood west.

And just as I was saying in the 725 W Randolph thread that I hope that one is as far west as the highrises go on Randolph...

Agreed with the two posts above. It's not just the height, it's the inevitable noise complaints that a big condo building will create in the area. You can't put tall buildings in entertainment districts without negative consequences, for obvious reasons.

(And if anyone mentions Times Square, please see yourself out. Thanks.)

This 900 W Randolph proposal has a probability - at most - of 0% of getting approved....could be even a bit less.

This is actually a laughable opening gambit for this location....typically if you think you might be approved for 15-20 stories (probably about the tallest they could hope for), you might start with an initial proposal for 25-30 stories.....Related runs a risk here - by throwing out this alpha centauri shot - of just being laughed out of any substantive project at all at this site.....

....Perhaps, though - just perhaps - their play with this non-starter is really about increasing the odds that they'll get something really large (not as large as 680', but perhaps 500-550' or so) approved for their 725 site......now there just might be something to that....

Adding a random bit of very high density every now and then will help with the vibrancy of the neighborhood. If the West Loop grows out with only 4 or 5 story residential loft buildings, you would make it to Damen faster sure but it would also spread itself thin.

It's like back in 02-07 when all the warehouses went loft and new construction mimicked the old style. The density wasn't really enough to ignite the neighborhood past hot spots like Randolph and a stretch of Madison. Now with more highrise residentials and office buildings going up along Halsted and Fulton/Washington, we're starting to get more critical mass in areas around Fulton Market and the new Morgan St Station. More = better

Agreed. I'm fairly young still and hopefully have the time, so I don't mind taking things slow and building a quality, vibrant neighborhood block by block.

I thought the same until I read this from Curbed

Quote:
Despite its extreme height, the development would require a modest bump up in density to 8.1 points of Floor Area Ratio (FAR). In effect, the tower would utilize unused FAR from the block’s low-rise buildings.
Perhaps I am reading this wrong but it sounds like they are able to get close to the proposed size as of right by combining unused FAR. If that's the case I'm guessing they thought it was worth taking a chance to get a little extra and it wouldn't surprise me if they had plans for a slightly shorter version ready to go if this one is rejected.
