  • 55 workforce housing units
  • 350 student housing units
  • 12,000 square feet of retail space on Apache and Terrace

The parcel is less than an acre, so with parking and everything else I assume that's pretty tall.
Wouldn't it have to be at least 10-12 stories based on those numbers?

Probably. I remember at one point, the building that was proposed for that site was 16 floors. That would make it as tall as 'Rise', or slightly taller. That's a pretty small parcel, so with over 400 units, I would say that the new proposal is even taller than the original.

Has Gilbane built anything in Tempe yet?

They've taken down some of the fencing on 4th St. west of Mill, where they took out the fountain and are extending 4th st. and Maple so they connect.

Overall, I would say an improvement, or at least I have no problem with it. My biggest worry, for sentimental reasons, was that they would remove the Hayden Square ampitheater stage area. But that's still there, and even if they don't seem to do many concerts there anymore, they still could if they wanted to.

Rio 2100 continues to fill up--Benchmark Electronics moving its headquarters into one of the new office buildings.

https://www.bizjournals.com/phoenix/news/2017/10/04/exclusive-electronics-firm-picks-new-tempe.html

Aura Watermark not expected to open until 2019, but has started filling its retail space with Barrio Queen and Obon Sushi

https://www.bizjournals.com/phoenix/news...rio-queen-obon-sushi-coming-to-126m.html

Write-up of tension between residents in Mitchell Park and demand for higher density development:

Not a fan of encouraging down-zoning, but I think the proposal to make it easier to build accessory dwelling units is a great one--I wish Tempe would do that throughout the city. It's a great intermediate step to increase density and land usefulness while allowing neighborhoods to stay largely the same.

Slide 3 (Watermark) shows it level with Scottsdale Rd. Glad the old Club Rio downhill entry will be leveled off. Looking good.

I'm a fan of anything that encourages ADUs, but not necessarily of anything that prevents other options. Nevertheless, this may be the best compromise for neighborhoods that are hotbeds of anti-density, anti-gentrification sentiment.

I'm really digging this design especially the building built over the light rail tracks. Wish there were more angles of this rendering accompanying this article. If built, this would be a game changer in how light rail station design could incorporate more urban elements.

If I'm interpreting the rendering correctly, it looks like this development would fit around and over the existing light rail station at University and Rural.

Very cool looking. If they incorporated some kind of active use along University and/or Rural, it would be just about perfect.

Fencing went up today for the Carvana vending machine.

I think this project will turn out better than some expect.

I think it will act as a cool stepping stone from the South Scottsdale car dealerships to the new wave of tall development (and car dealerships) to the north.

The drive into the Airport/ Downtown on the 202 from East Mesa is already pretty cool

Metro 101 (101/Apache) is going through entitlement process for a phase 2.

A little bit frustrating to see relatively low density projects filling in the limited space along Apache near rail stops. But It's certainly better than what's there, so I guess can't be too mad.

I love it but confused where the tracks dissappear to? There is no break in the building, do they go through the building? That'd be pretty awesome.

It's hard to see, but I think the building arches over them.

Interesting too they show the Catellus first phase behind it on the corner....not sure if that is the final rendering for that corner.

Does anyone if those renderings preliminary or just a bid? It'd be great to see something like that, but given how finicky ASU is about buildings (e.g. building height), I wouldn't be surprised if building over the track gets axed.
