you sound like you're alittle desperate for something new to be starting or close to. Personally I wish the apartment tower in the rear of the Lit Brothers complex would come back to life.

Question in general regarding CC (other then Amazon) which would people rather see be built, another major, as in 1301 Market St. or Comcast III, office building or a couple significant apartment or condo buildings like 1911 Walnut or SLS. Which would be more important to the City's development and why?

SLS. It's a major resi / hotel building, on South Broad. High end, luxury on the Avenue of the Arts just makes sense, it's one thing that's lacking there. Development spreading south is a good thing. Would reverberate throughout the south part of Center City and into South Philly.
And I have it on good authority that it's happening. Can't reveal my source yet, but it's definitely reliable.

I would like to see both 1911 Walnut and SLS happen. Both will fill significant holes in two of our most prominent commercial strips in the city.

1911 and SLS need to happen. I refuse to believe that those lots can stay vacant forever.

So I just walked by the 1528 Cherry Site or whatever it was, and they've broken ground.
Or it might be something totally different. It's near Friends Central.

1911 Walnut is really low on my priority list tbh. It's a location we know is super desirable. It'll happen. An empty lot there now isn't hurting the neighborhood at all. Sure it'd be great to fill it in, but I'll take filling in just about anywhere else first.

A bird told me the Sunoco lot at 22nd and Walnut is quietly up for sale. They are shopping the land around for $25 million. It will probably sell for a good bit less than that. But clearly going to be a highrise!

would love to see that, doesn't that lot have some significant soil remediation issues


in some ways that is my least favorite vacant lot in the city

with any HQ2 speculation that lot would be prime but do hope whatever gets done it can brig more office space and more importantly new jobs our biggest issue

I would also hope that that lot uses both Market and JFK frontage. Also the parking lot for TJs should be a residential tower on JFK with parking below for TJs or just have TJs move to the new development on the river

I don't have any intel on whether it's expected to be residential or office. I was thinking that whatever developer who pulls the trigger would build a residential building. But with FMC only a few blocks on the other side of the river and Aramark not too far away at 2400 Market and Vanguard Innovation nearby, I suppose office is possible.

The lot has changed hands so many times, each time inflating the land price, that it actually makes development difficult. The proposal this time is doable. I'm not sure what's happening to (seemingly) cause it to fall apart.

That's a pretty small lot and 25 mil is a pretty big slice . I have been wrong more times than right , but I wouldn't
be looking for anything substantial at that location ......

Eh the higher the acquisition cost per sq ft, the more stuff you have to, er, stuff onto the property to make a project pencil out.

I really hope that happens! If you think about it, Walnut Street is the Center City street closest to being fully built out. If something significant happened here, only the surface lot at 20th and Walnut and the Rite Aid on 23rd and Walnut would be left. I would also love for the northwest corner of 12th and Walnut to become more dense at some point, but at least it's not a surface lot/doesn't contain a surface lot.

Interesting observation. The Zuritsky's of Parkway own the 20th and Walnut lot (which honestly is almost as prime as the 1911 lot) and I have to think they view it as their most prized asset. And that asset will increase in value dramatically once the 1911 lot is developed and it becomes the last developable plot in the greater Rittenhouse Square area. They've squatted on it like JOs for several decades - what's another 5-10 years? I wish Center City lots that were taxed at highest/best and LotLords would be forced to sell or develop.
