This is a very good combo. Both stores are popular with the masses. Landlords want tenants that can afford and pay the big rent. I like.

That blows. So much for a Home Goods at East Market.

The three sites Philly is pitching to Amazon
Updated: SEPTEMBER 15, 2017 — 3:42 PM EDT
http://www.philly.com/philly/business/re...illy-is-pitching-to-amazon-20170915.html

A week after Amazon sent cities across North America scrambling to compete for the e-commerce giant’s second headquarters, Philadelphia government leaders are beginning to settle on three locations to pitch most forcefully as the nucleus of a vast regional presence for the Seattle company: The Schuylkill Yards and uCity Square sites in West Philadelphia and South Philadelphia’s Navy Yard.

Philadelphia Industrial Development Corp. and Commerce Department officials devising the bid believe the three large tracts in central locations with single owners will be a draw as Amazon.com Inc. seeks a site that can smoothly accommodate an expanding corporate campus in a talent-rich locale, according to a person familiar with the city’s approach to the bid but not authorized to discuss it publicly.

The city also will present additional sites that could support satellite offices — such as those maintained throughout the area by Comcast Corp. — as well as uses complementary to Amazon’s regional presence, including vendor-company offices and housing for an expected influx of employees.

These include areas along the Delaware River waterfront, in the Callowhill neighborhood north of Center City, and along North Broad Street, as well as ones outside Philadelphia’s city limits in such places as King of Prussia, Camden, and Delaware.

Commerce Department spokeswoman Lauren Cox acknowledged in an e-mail that the large West and South Philadelphia sites are among those that “rise to the top” of the city’s pitch to Amazon, but she stopped short of confirming them as the headliners. A PIDC spokeswoman referred questions to the Commerce Department.

“We believe the first step of this process is about Philadelphia advancing as a city that fits Amazon’s needs, not about a specific site,” Cox said.

2333 Fairmount seems to be under construction right now. Here's the last render that I know of:

As a Fairmount resident, I'm really looking forward to this. The architect has designed a couple of quality projects further east on Fairmount, so this should promise to be an excellent addition to the hood.

So trying to get home during the el chaos yesterday, I passed by the National site. Lots of steel up there now, and they've got the zig zag jawn framed out on the front in steel too.

Wow, that looks great. Looks similar to the building bar hygge is in. Major upgrade over the parking lot and previous building.

I was walking around 9th and Diamond earlier, and I noticed that the entire 1900 block of N. 9th Street (from Berks to Norris Streets) has fencing up! It looks like student housing developers are finally starting to build apartments east of Temple University station in earnest. This is pretty awesome, as not too many Temple students live east of the viaduct. The entire 1900 block of N. 9th Street, which includes Paseo Verde, is about to be completely filled in!

Not sure if that is student housing or not. A row of homes just went up (maybe 6 connected rowhomes) near PV this summer but I think they are subsidized or part of some sort of initiative- not market rate rentals.

It's the same architect as I recall. Canno Design. They're definitely my fav architect for this type of medium scale development in Philly. They knock it out of the park every time.

Yep, same architect. Also did the Tela's building. Good design that uses a lot of industrial / throwback elements without it looking cheap or phony.

Tioga Trust Company Building Getting Renovated Soon?

Quote:
But a rehab seems like it could finally happen here. New developers purchased the property about a year and a half ago, paying $420K for the shell. Earlier this year, they went to the ZBA with a plan for 45 apartments and a group practitioner on the first floor. The original plan also called for a take-out restaurant, but we’re guessing the community wasn’t on board with that aspect of the plan and so that’s been 86-ed in favor of a retail tenant to be determined at a later date.

The developers have been working through some violations in the early going, but we have to think that this building will legitimately get rehabbed in the next year or two. Whether the plans call for market rate housing or affordable housing, we don’t know or care, we’ll just be thrilled to see this great building come back into active use. We’ll keep an eye out, and be sure to provide an update once construction makes a dent.

I've been championing the revival of Nicetown/Tioga for the longest time. If this building gets rehabbed, then this will be further evidence that the neighborhood is on the edge of revitalization! Nicetown/Tioga is the perfect submarket to buy in relative to prices, imo. This area, already full of Temple students who attend the professional health schools, has a lot going for it: an active business district at Broad and Erie, a quick express BSL ride to Center City (or, for those Temple students who want to get to Main, Girard), an in-tact housing stock, and an affordability factor.

This neighborhood has a big future ahead of it, especially if SEPTA restores the 56 as a trolley service!

For clarification, this building is located by Temple hospital near Front and Lehigh. Tioga Title and Trust probably has more to do with Tioga street? For some reason we name things everywhere Tioga ____ (see Tioga Marine Terminal).

I guess they can really go to work at the 11th street corner once BCF is out of there. Seeing all the openings into the building really gives you a better idea of how different this is going to loo.

Unfortunately south side of 1000 block is still desolate and getting worse.
I saw a handwritten note on the door of the new Burlington Coat Factory the other day saying that it will open on 9/22

You can see the frame for 2108-2110 Walnut peeking up to the right of One Riverside now.

Hello density! ^

City is looking great and dense from this angle. Imagine this shot without Comcast, CITC, the 2400 Market addition, 2108 peeking up, the Murano, 2116 Chestnut, and One Riverside. Alto 10 Rit and Ritz Residences showing all the way right and the Alexander on the left. Only have to go back a few years for most of that to be gone and 10 years for all of it to be gone.
