My point is there is not a luxury apartment tower/building built to date that has an amenity deck with pool, bar, outdoor tv and putting green as nice as The Standard...and it is for college kids!!!

14th & Spring - Midtown Atlanta

Actually that kind of list seems like a bare minimum these days. I think Modera's amenities are better.

I'm guessing that the marketing focus of the Spring St. Standard will be the kids of comfortable and wealthy 1% parents. The average Tech student will continue to inhabit the dorms or Home Park lodging. Also, Greek-lettered fraternities these days seem less a draw than heretofore to the truly wealthy. I suspect some loaded Georgia State and even Kennesaw parents may also sign leases for their loved ones. Those two schools have more than 80,000 students between them...the most wealthy 1% would thus comprise some 800 students in addition to Tech. In other words there's a market for collegiate luxury accommodation and it's going to be successful. Do I think it's good for cross-economic strata diversity? No, but the wealthy have always sought to mix and mingle among themselves. Let me know if you disagree.

I agree. The thought of one's daughter considering mating with a mere plebeian is quite unbearable, don't you think?

Dorms are $4-5k per semester, basically the same as the apartments.

Exactly. The reason these developments fill up instantly is they are comparable to and in some instances cheaper than on-campus dorms.

You're totally missing the international angle here, and the face that Tech's students are very often out of state. These sorts of apartments are much less common in Athens, even though UGA is larger. Tech students are a lot less likely to drive to college and must fly from far away instead. Having a car is a logistical challenge and expensive. Home Park is dangerous (or is perceived that way).

These apartments are the path of least resistance for many people, and the $1,000/mo rent check liquidates a lot of the headaches they'd otherwise incur.

Has anyone posted yet about Dowling at the Park at 238 14th street? There's a sign up at the property with the website dowlingatthepark. 8 flats starting at $1,650,000 delivering January 2019.

There are a lot nicer than The Standard. This is pretty low-level build out compared to most Class A stuff targeted at non-students.

The design shown in the video looks lots better than the original one. I hated it intially but think it will be an asset to that area.

Oh there are several of these ( at least four) that have been built in and around downtown Athens in recent years.

RE Dowling :

I like this a lot better than the original proposal for the site.
