Man I would love for this project to go! Midtown would have a lot more jobs and it's walkable footprint will expand substantially. I wonder if Amazon chooses atlanta if that makes us reconsider investing in an expansion to intown HRT. The BRT and LRT expansion would be great in the j terim- but I'd love for something like this to be a catalyst towards HRT expansion.

You are correct Ant. Interestingly, Selig announced in 2013 the development of 1125 Peachtree and haven't spoken publicly about it since. Although their website site says it will be starting soon. I wonder if they are holding off until Amazon makes a decision?

Additionally a couple of weeks ago Dewberry partnered with Jim Meyers to market and develop his Midtown properties, Portman proposed their 740 West Peachtree project and Hines and Invesco said they are developing 3 office projects in Atlantic Station starting early next year potentially on spec. Clearly something big is happening to get everyone jacked up like this.

Just to follow up on someone else's recent observation, I saw a surveyor working in the Eviva parking lot at 11:15 this morning. By 11:45, he was gone.

I'm so cynical about Eviva that my first thought was, "I'll bet that guy's an actor paid to make it look like there's 'construction activity' so they can keep their illegal fence up."

Right across the connector from Atlantic Station we also still have Metlife's Metropolitan Center straddling Spring Street between 16th and 17th Street. According to Midtown Alliance's marketing materials, you could build out close to 4,000,000 sq ft there.

The air rights above the Arts Center Station right next door could get you another 2,000,000 to 3,000,000 square feet.

The Atlanta Journal-Constitution Monday, June 13, 2016

Global insurer MetLife is putting the wheels in motion to redevelop a prime site near the 17th Street bridge that’s one of the gateways to Midtown Atlanta.

On Monday, real estate services giant JLL said it has been selected as the master development manager for the 8.5-acre Midtown Heights parcel that was once slated for a high-rise, mixed-use development called Metropolitan Center. The property at 17th and Spring streets is currently home to a 1960s-era office building.

Few details were released Monday about the project, but it’s clear MetLife plans to be patient with site development. The company started assembling the land there in 2006.

The release said that MetLife and JLL have started conceptual design work and planning, with an expected development cycle of more than 10 years.

The MetLife tract has access to Spring, West Peachtree and 17th streets and is a short walk to the Arts Center MARTA station and the Woodruff Arts Center.

Just an FYI the Atlanta Housing Authority is suing Integral for scooping up land they wanted for affordable housing. http://www.prnewswire.com/news-releases/...es-for-affordable-housing-300519754.html

I wish the Atlanta Housing Authority would Lawyer-Up and sue Carter and GA State for purchasing 70+ acres for $30 Million (or $425K an acre). That property could have easily topped $150 Million. Imagine what the COA could do with an extra $120 Million in the budget.

@Atlanta3000- I have the same frustrations regarding student housing at the moment. I get that 4 sets of parents, a student, and loans make paying rent for the student apartments more manageable than one or two people to afford $3600/mo rent... but goddamn! I want more options to live and work I more walkable neighborhood's. I even recently moved from my old apartment complex because of terrible construction quality and rising rents. My hope is student apartment construction remains west of spring street and maybe a few more along northside drive to provide GT students adequate options instead of being commuters. The ones downtown I think will be a good catalyst toward more housing in general downtown. Due to the size of downtown, the student apartments will not be as imposing as midtown.

Those student housing units are $2-3 psf too. Prices seem low because the units are small and rented out by bedroom, not as a whole. The four bedroom units are about 1500 sq ft and the leases add up to $4000 a month. The finishes and construction are about as basic as it gets--some of the walls aren't even finished in University House, it's just bare concrete. Students aren't getting any special deal by living there, it's just small and not particularly nice. Beats a dorm, though.
