Hope we hear about 2400 Market landing another office tenant soon.

This is a disappointing project. Just more suburbanizing of Columbus Ave. If someone proposes a couple high rises our the planning people get up in arms, but throw up a Wawa and another grocery store and nothing is said.

Keep in mind, Wawas and grocery stores are easily replaceable when interest in towers comes along.

17-story tower out, 130 modular apartments in for Spruce Hill car wash

It's a shame this has been reduced from 17 to 6 floors, but this is still a huge upgrade over what is there now, and a huge upgrade for the area. Glad the project is still moving forward.

The planned building was presented to the Spruce Hill Community Association zoning committee on Thursday and will replace the Wash ‘n Lube at 4125 Chestnut St. The presentation was mostly a heads up for the community as the project can be built “by right,” meaning it requires very little oversight and no community approval.

The committee considered a proposal earlier in the summer for a 17-story building on the site, but those plans were quickly scuttled, and the property was sold to another developer within the last few weeks.

Building contractor Vaughan Buckley provided a sneak peak at the two possible building types. Both are wood frame, modular buildings and would feature mostly “junior one bedroom” apartments (think studio with an extra, windowless room) in six stories.

Buckley’s company erected the buildings on the 4600 block of Sansom and nearby on 46th Street.

The project still must go through the city’s civic design review process, which is advisory. The recommendations from that process are not binding.

That's awesome! A really bold design. I like it a lot. Certainly makes the older rendering look decidedly boring.

I did like the "peaks and valleys" of the prior rendering, however. The new design is far more interesting overall, but is less satisfying mid-block.

I also like that they appear to be keeping the "🞵🞵🞵🞵🞵 Forever" graffiti on the building, it's a real regional landmark.

The new design is probably considered contemporary. To me, at the top, it looks cut off and unfinished. But, as a whole it's different and I like it.

I'm calling it now: this could be the project that will put Nicetown back on the map! I could especially see this happening if the lower portions of Germantown simultaneously start to experience an increased level of investment.

^Nothing bothers me more than leaving blank walls on neighboring properties when you prepare a development that has every right (and expectation from the original inclusion of the blank wall) to responsibility and more appropriately max out the future development to cover the blank.
