Floor plans below. Still no elevations/renders. Architect is now Lintack so it should be decently better than the developer's previous building at 149 Main West.

15 storeys - are you kidding me?

I live directly behind the Days Inn and a building of this size in this location is going to have nothing but a negative impact for the 15 houses that will (literally) be in it's shadow. We are pretty much all townhouses or semi-detached and only have windows at the back (facing north east) and front (facing south west).

View of the sun rising. The edge of the proposed building would go to where you see the man standing in the laneway


I can't even imagine what this will look like with the sheer height of this building 3m away from other properties - a 50m wall of brick rising straight up with no beautification or green space in between.


With the current apartment to the east (seen in pictures) and the subsidised apartment buildings directly to the west and across the street to the south (not shown) I feel like they are trying to confine us in some type of tall building box

Don't even get me started on the whole false "affordable housing" marketing of this project and asking for City of Hamilton subsidies to build this monstrosity behemoth https://www.thepublicrecord.ca/2017/...-market-rates/. I'll be at the upcoming meeting to voice my concerns.

Nice variety of unit sizes and will be a nice replacement to the existing parking lot and days inn building. looking forward to seeing render

Shadow impacts =/= loss of views. If you're south of the proposed site, the shadow impacts should be minimal and only experienced during early morning at specific times of year. The sun, if I'm not mistaken will hit the back of this building, not the side which fronts Main Street at all.

TBH the redesign of this building is way better than what is initially proposed. You're getting a grand total of two setbacks (3rd floor, 13th floor) + at least the developer isn't closing the alley (ala Main & Walnut)

Thanks for letting me know - should be fixed now.

I just think it's helpful to show these types of pictures when it comes to considering a proposal in conjunction with models or rendered images. Personal photos can provide a different perspective of the building and how it may fit into an area.

Just thought I would add to the discussion.

Local residents are lining up to oppose this project. I don't think they will be successful, and here is why:

1: The north side of the building is pulled away from the lot line by at least 1m, respecting alleyway access between Spring and Ferguson. This alley will remain open and public after construction.

2: Setbacks: The DRP suggested removing the initial design's west wing, making the building an L shape instead of a U in order to maximize light to the units, as well as to the neighbourhood behind. The latest design has a grand total of 4 setbacks from the lot lines, on the 1st, 3rd, 4th, and 14th floors, as well as exceeding the required distance from lot line to ground floor by about 1 metre.

As mentioned in this thread earlier, there is a concern about loss of views and light to the north side of the rowhomes on Jackson Street. This latest design does just about everything it can to mitigate these issues without becoming a point tower (which I'm sure the neighbourhood would like less)

The idea that resident's backyards will be facing a 50m brick wall is just totally incorrect and silly.

I also have a hard time hearing people with south facing exposure (which gets TONS of sun all day) complaining about a minute loss of daylight from their north facing windows.

At that price, for sure it's going to be a hi-rise of some sort. Good news for that stretch and love to see more stuff moving towards Wellington.

Now if only the sex shop plaza and ontario works + parking lot could be developed into something grander in scope.

I don't recall the other brands being at that site, but in the early-to-mid 1990s it was an Acura dealer. I bought my first car there (a used Honda Prelude... loved that car)

Fun fact: Councillor Kroetsch cut his teeth leading the opposition against an earlier attempt to redevelop this site circa 2017ish.
