Yup. A portion of the land has a "no-residential" zoning overlay, so only the area around building 2 can have residential. The surprising thing is that this entire development only requires a DX-5 to build. Probably because of all the open space present in this plan.

You know what, after looking at the renderings curbed posted about the tribune development, it has really grown on me. The last three buildings are meh, but the first building to be constructed looks great! Those trees on top of the setbacks look awesome! I knew there was some linkage there. Going to cause quite the stir among the upper echelon around here if they tear it down and redevelop.

Edit: I had to make some clarifications about the height since, the ones listed above are the MAX heights that are offered for each parcel. The Central Tower (Building II) CAN have a height of 610 ft, but the renderings below list the building as having 340 ft. The only justification for them not maxing out the height of the tower is probably to see how well the 1st phase performs before committing to Building II being a tall tower.

^Note that the top rendering and the two below seem to be two different iterations of this design, and neither quite match the 2d black and white elevations for the PD. In the top rendering, Building 1 is two floors taller than either the other renderings or the elevations, but doesn't have the vertical fins shown in the bottom two renderings. Also note in the bottom rendering that buildings 3 and 4 have the corner cutouts shown in the PD exhibits but in the top rendering they are simple boxes. I would be curious to find out which versions are most current.

Curbed has updated their article saying the renderings they had were out of date. Goettsch provided new ones, looks like the cutout versions are more current.

I like the cutouts. Working in a new building with semi-open floor plan, that has an outside deck off the break area, it's real nice to be able to step outside to get some fresh air, make a phone call, rest ones eyes and just stare out into the distance. Our deck gets a lot of use, bet those will too.

I like the riverfront plaza, and the three buildings along the street form a good enough streetwall for the area.
And the location is perfect. Being half way between the Blue and Brown line Chicago Ave stations, I bet it'll be popular.

Not nearly a big enough space, EBC is massive....hoping this is nothing, as I JUST join EBC 9/1....

Plaza is much better. Cleaned up, and the big private deck on the north tower is gone, opening up more ground space. I like the use of the steps as ampatheatre.

IMHO demolishing that clunker would make up for losing the Lucas museum (completely apples and oranges, but somehow I still feel this way) ... especially if it had an active, public riverwalk with restaurants. Insane residential potential so close to Merch Mart, Wolf Point, etc.

The plaza needs large, mature trees. Otherwise it will be too windswept for people to enjoy most of the year, especially along the river.

Trees are one of the most important landscaping investments, and the lack of them is one reason that 100% of all exurban subdivisions —.

This development looks a lot like the ones popping up all over London, which is a good thing.

Large mature trees take 30 years to grow. There's only so much that can be done when starting from scratch.

^ Especially with limited soil depth over what is, presumably, a parking garage. Of course, it looks like they're not planning for any trees at the plaza level, which is a crying shame.
