Omg, SSP Breaking News! Details about the NE lot of the Tribune Development revealed! (Will upload images soon)

4 towers, phased development:
East Tower: Max 220 ft, office
Central Tower: Max 610 ft, 310 units
Southwest Tower: Max 320 ft, office
Northwest Tower: Max 260 ft, office

Edit: I had to make some clarifications about the height since, the ones listed above are the MAX heights that are offered for each parcel. The Central Tower (Building II) CAN have a height of 610 ft, but the renderings below list the building as having 340 ft. The only justification for them not maxing out the height of the tower is probably to see how well the 1st phase performs before committing to Building II being a tall tower.

whoa, 610' would be quite a height change for the immediate area.

the tallest thing currently over that way is The Montgomery at 375'.

google maps says the site is ~6.5 acres; 4 towers doesn't sound unreasonable to me.

for reference, wolf point is roughly half that size and they managed to put 3 towers on that piece of land.

Wow, that's awesome! That will do wonders to the skyline, and will be particularly visible from the Kennedy.

I wonder if these towers will make it to groundbreaking within this development cycle? Something tells me that the red hot real estate market (as well as bull market) the US is experiencing isn't going to last too much longer... fingers crossed, though.

oh well, 340' would still be significantly tall for the immediate area. nothing on the river north of chicago is close to that tall.

It is functionally no different from this office park by O'Hare.... I appreciate how it conceals the parking below street level, but it takes that design flexibility and just uses it to build a suburban office park.

I'm not against the occasional tower-in-a-park to provide some much-needed breathing room, but this area is already wide open and windswept. It needs more of a streetwall, with street-fronting retail and maybe an internal street. Chicago Ave needs to evolve into a pleasant, vibrant pedestrian corridor between Milwaukee and Larrabee.

All joking aside, this plan is just unimaginative. Why not line the buildings up along the two streets in a rough L shape, and create a large park in the crook of the L that's actually usable? Or, you know, just build midrises and cover a greater portion of the site at the same density?

In both of those examples, the property is either surrounded by water or a combination of water and a highway (LSD), both of which really aren't amenable to a "streetwall". Plus Wolf Point had its own issues regarding NIMBYs (the Jarta lawsuit).

I don't think this site plan is bad. It definitely holds up to both streets, and appears to also have street level retail

Building 1 (East Tower) will be first with the other towers to follow. Residents in the 250ft surrounding area received the zoning change notification last week in the mail, and it was quoted at 12 floors.

Here's to hoping the retail space makes the cut, it's sorely needed.

neat concept, but i very highly doubt that this will ever be approved at that height in NIMBY-land evanston.

it's probably a case where the developer starts off big, then lops off 10 floors and says "see, we're making concessions, we're listening to the community".

the bigger thing here for evanston would be bringing northlight theater into downtown. that would be a big win for downtown evanston.

Edit: Also I've noticed traffic counting equipment along Kinzie so it looks like somebody is doing a traffic study. Not sure if related to WP or the possible Vornado development at Kinzie/Canal.
