Not to be only negative-

"The 8.7-acre site at 2800 / 2810 Spring Road is currently home to a strip mall and the Emerson Center."

I work in Cumberland and I'd be ok with less strip malls.

I'm definitely rooting for Cumberland to turn the corner when it comes to mixed use and density. The recent streetscaping and traffic signal installation along Cobb Pkwy was a huge improvement, although it's essentially I-75.20. Really hoping one day we see MARTA expand to Cobb including HRT to Arts Center and not just to Sandy Springs. But if we don't, we still should encourage walkable neighborhoods who want to live and work nearby. So long as Swapna continues to exist, I will not riot with mixed use developments coming to the area

They're fixing a retaining wall. I forget who mentioned it, but pretty sure they were in violation of a city ordinance.

I am all for hoping that Cumberland gets the walkable density it needs to support rail transit, but it is looking like an uphill battle. If you consider the developments on the edge of that 1 mile range like Stadium Walk walkable to a hypothetical transit station at STP, then you also consider Turner Field walkable to GSU MARTA station. Not many are going to walk that. Cumberland still has a long way to go before it will become a walkable / transit accessible district.

And dumping hundreds of millions of tax dollars into a stadium in hoping it would spur walkable development around it is looking pretty thin. Here is a list of significant new developments within one mile walking distance of STP & Summerhill:

STP

-The Battery (600 apartments, 400k SF retail & office)
-This Westplan Development (310 apts, 55k SF office, 11k SF retail)
-Stadium Walk (392 apts, 80k SF retail)
-The Reserve at the Ballpark (320 apts)

Turner / Summerhill

-GSU / Carter Summerhill redevelopment (2,700 apts, 1.5M SF of office, 700K SF retail)
-Underground Atlanta (1,000 apts, 345K SF or retail)
-Newport's South Downtown (52+ apts, 225K+ SF retail, 173K+ SF office)
-290 MLK Dr (325 apts)
-The George (130 apts, 12k SF retail)
-The Leonard (94 apts, 6K SF retail)
-King TOD (386 apts, 13K SF retail)
-The Beacon (110K SF retail)


But it sounds like Smyrna knows they need more density than they are getting with this development:

I am hoping the area finds a way to attract the development it needs, but the stadium was a bad strategy. They really should have invested that $400M towards getting the transit line built. Then they would have had developers all over the areas where the stations were planned wanting to do TODs.

True, and some (lilli, the new condo next to Viewpoint, SQ5) don't have any parking added.

Just to clarify - the project next to Viewpoint is Hanover Midtown and it is mostly above ground / deck parking. Lilli is at 3rd and Ptree and does not include new parking as it is sharing parking with the adjacent deck.

But I agree on your point. However, one prohibitive factor along Peachtree and some other areas is the shallow depth to bedrock (granite) so it's not the same soil conditions everywhere.

I meant the 9 story condo building that opened last year that shares its parking with Viewpoint.

Portman has said they will not be doing buried parking again. It's proven to be more challenging that expected.

If you walk along the north side of the CODA development (the sidewalk behind the GT Barnes and Noble) you will see large cracks in the sidewalk and along the foundation of the GT building where the street is sinking by a few inches and pulling away from the building. I doubt it will cause an issue with the building but I bet they will need to redo the streetscaping on both sides of that street. I'm sure there are all kinds of gremlins when doing this type of excavation.

W/R/T/ the Murder Kroger location - is it really a dig down? That spot was already a good amount below grade (grade being the elevation of the Beltline or North Ave).

The parking is 30 feet+ below the former elevation of the previous Kroger - which makes the hole appear even deeper from the BeltLine.
