Which means the prices are only going to continue to go up while the bubble is being filled. I'll be shocked if there isn't at least 5 more years of explosive apartment growth.

I am really impressed that the County Mayor would do this. I think this insight is very helpful. Most of the people seeking shelter are there temporarily. The drug buyers and sellers are mostly not the homeless people seeking shelter. There obviously needs to be a clean sweep of that drug problem. Harsh penalties for those getting caught. I think the spreading of shelters will help to thin out the cover these duggies are using.

Liberty Blvd along 400 South and 700 East.

400 South frontage that will include ground-level retail.


700 East frontage. Will this include ground-level?



4th and 4th Apartments rising

Peaking above ground.



Despite no ground-level retail, The Encore and Seasons add some nice, dense views in my opinion. Blame the city for not enforcing simple standards such as ground-level.

From what I understand, Encore and Seasons lacking ground-floor retail and more street engagement encouraged the Salt Lake City Council to upgrade their point system for approving projects around transit corridors and neither of them would've passed under the new system. So at least there was some progress there as well.

Ken Garff Building

Does anyone know what is going into the Ken Garff building. It appears that Ken Garff is either expanding or moving their office to the Broadway Building on the corner of 300 South State.

I know that Goldman Sachs is renovating the old Eagle Gate College space in the Ken Garff Building to house their child care facility. Does anyone know if Goldman is planning on moving any other offices there? It seems odd to me to have your daycare so far from their other buildings.

The Block:

The Block is the gathering place for many of Salt Lake City’s homeless. It’s an ambiguous space, named by its denizens, where the train and bus stations, Rescue Mission, Catholic Community Services, and Salt Lake Community Shelter all converge. Impoverished vagrants, addicts, and alcoholics flow into the Block and eddy there, swirling through doors and bunk beds and food lines until they can nab a life preserver or paddle to safety. It’s an island of sorts, a welcome harbor to those lost at sea. Yet to land there is to be marooned, and, for many, escaping means swimming against torrential tides.

Still more nightlife than Main.

That has been the consensus. Denver has just now reached 6 percent vacancy (were still around 3) and rents have begun to stabilize. I think we'll see rents start to stabilize in about 3 years with continued, but less explosive growth.

None of that is development news. Honestly I think you need to knock it off. We had this discussion all last year. It has been decided. 3 new shelters are being built and the road home is closing. When those shelters start to rise from the ground that would be an appropriate thing to post in this thread, with pictures preferably.

If you don't like the topic don't read about it then. Others may or may not be interested. I think they were trying to say "hey look this a big deal there's news coverage daily" not "hey you should read these articles".

I disagree. The problems in the Rio Grand area has and does effect development. Besides that I don’t think there is enough going on in Salt Lake to warrent a separate thread. So until that happens I’m not going to accommodate your request... Sorry. Please feel free to ignore my post or block me if you feel the need.

I think the issues in the Rio Grande area are definitely relevant to discuss here. Whether you like it or not, or whether you think it's overblown or not, it's a major news story right now and it directly affects development news as well.

I've been hearing rumors that there will be a new development announced in Salt Lake City on Friday. It's sounding like it will be a mid-rise development. Can anyone confirm this? Thanks.
