Not sure what looking at past built form has to do with it. And this area specifically was filled with lots of tiny narrow lots. Regardless of all that. It doesn't stop a developer developing this site because it's too "small"

Owned by companies and corporations with no community ties to the area. Big difference when it comes to amalgamating small lots.

Different neighborhood, different zoning.

Besides, do you really think any residents of Vancouver house would let anything tall be built there? Not a chance.

It's better off becoming a microbrewery or restaurant with wicked patio under the angled roof.

There is a six storey going up on the corner of pacific and howe. So something like that wouldn't seem unreasonable in this area

the way those bottom floors are though, i don't see a building going in front of them. i would have to see floor plans of those lower floors but it isn't a building such as in Chinatown where they were designed to 🞵🞵🞵🞵 up against each other.

as other mentioned, a nice restaurant in the 1950s service station would be nice. fix it up and make a very large patio under the roof part, some landscaping where the concrete is that isn't under the roof. could be nice.

Is everyone sure that the developer of VH doesn't own the property but is leaving it alone so it doesn't have to deal with the environmental remediation?

Technical note: the residents of Vancouver House have no say over the zoning of a property next door. If they have made a deal with the City to have the zoning restricted that's one thing, but one way or the other, that parcel has zoning attached to it, and its owner can develop it to the fullest extent within what that zoning allows. Every title is zoned, so neighbours have no say concerning height, setbacks, use, density, etc. unless an owner wants to do something beyond the current zoning. Then they invite the participation of almost everyone.

The corner lot is 70 x 120, definitely big enough for a nice little infill building, maybe 5 or 6-storeys. I didn't mean to imply that it is undevelopable, rather, that it will require an unusual building with setback issues out of scale with the neighbouring towers.

The existing zoning is quite odd. It allows a 1.5 FSR outright, up to 4.0 FSR if you consolidate the entire block. The Vancouver House site had the same zoning but the site was rezoned and so the block consolidation wasn't required.

I have no knowledge of the owner's plans for the site, but it's safe to bet that they won't be retrofitting the dilapidated service station for a restaurant.

The original concern was that Vancouver house would be 'completely blocked', safe to say a 6-8 storey building would not block views of a 52 storey building.

That's all I meant when I said "no high rise can be built on that site due to tower spacing limits". Of course some appropriate sized infill could fit on the site, and likely will.

A midrise on that corner site could be designed to preserve some views from Vancouver House or provide views into a courtyard.

Vancouver House Staging Area?

Anyone have any info on the lot which is the mirror image of the Vancouver House lot on the other side of the Granville Bridge? It has been a grassy weed filled lot since we moved into Azura 2 thirteen years ago. Supposedly a lot dedicated to social housing by Concord Pacific. But it has now been bulldozed clear and is filled with equipment. Looks like it is going to be a staging area. Fine with us if it keeps the lot from being built on since it would affect our view. Vancouver House is going to take away part of our view of English Bay but the scope of the building and the lowrise development around it will make it worth it.

I believe Pinnacle bought that from the City.
