is this just going to be centrepoint parkade pt 2? lots of glass in that rendering... also they can't really build a skywalk to nowhere so it will be interesting to see how that is incorporated while it's being built.

^First thing that came to mind was Centrepoint. Looks very similar. The City mandates there must be CRU's on this one. Hopefully that doesn't change.

The age of the parkade with nothing but parking on the main floor should be over in this city.

It's against the downtown zoning bylaws to build a parkade without storefronts. Unless you own an NHL hockey team. I think that's actually how it's written.

Nice rendering. I wonder what the materials are intended to be. Looks enclosed, which surprises me. My fingers are crossed there's no bait and switch....or just an empty lot after they demolish. Until I see a crane I will remain sceptical.

^ No chance it's enclosed... how expensive would that be? Dollars to donuts the "windows" are just some sort of punched-metal veneers.

How did those other recent parkades (Centrepoint and former Sheraton) make it through the zoning process if the rule is that CRUs are a must?

Sheraton was before the law....centrpoint just played the Jets card I assume....council can overrule.

^ Of course not. Although you have to wonder why SkyCity's developers didn't play that card... unless they're convinced the space is marketable.

I would say it's more marketable than the area that the Centrepoint parkade is in.

^ Yes, I'd agree with you there. You have to wonder if there wasn't some preferential treatment extended in relation to Centrepoint... I mean, would Longboat really have deep-sixed the entire project over a few thousand square feet of retail in the parkade? Seems unlikely to me.

Totally. I mean, it is not as if the two are so far apart in distance, but with this development closer to more activity, it should be easier to attract tenants (at least it SHOULD be based on what is happening in the immediate area).

there is no legitimate excuse....everyone is afraid of true north...they said they didn't want it and so they were allowed to break the rules....even though five million dollars for that parkade came from you and me...The cost would have been irrelevant.....the rules should have been enforced.

skycity developers have no leverage at all at the city.

Per property, yes. All your neighbours can be parkades but if you have 400 units and do not achieve the prescribed parking ratio based on your zoning, then you need parking.

Overall I hope our parking requirments start reducing for all condos and multifamily in the city, but especially downtown. Mostly, depending on location, IMO

Compared to Centrepoint, this parkade is smack dab in the middle of potential commercial activity.

Furthermore, what everyone is forgetting, is that developers WANT CRUs in parkades! It's more revenue, adds greater value to the project, and is a draw to customers and unit buyers! The only reason a developer does NOT want CRU's is if they determine that it cannot reliably work, ie get leased up.

no they don't. Its a hassle that eats away at easy parking revenue...I can assure you developers need to be forced to do it....and if you have leverage like true north you flex your muscles to not do it.

Albert Street parkade is a perfect example of the effort not being worth it, even when the units are built....those would be easy rentals.

Considering that you can see the lights inside the parkade, I assume it's some sort of punched metal or mesh.

I think it's great (if built as designed). Eliminates a curb cut as well, and I like that little patio space cutout. I assume the main floors of both developments are connected behind that mural wall.

Not that I care honestly, but I wonder if that mural component is the part that constitutes what they said about saving some components of the historic building, hahaha.
