Whether a building is a highrise or not is irrelevant to its street presence. Thats just a matter of its design. We have plenty of mid-rise buildings with a terrible street presence. I agree 100% that the Atlanta needs more mid-rise and small-scale infill and better planning overall but not to the exclusion of higher density where it's appropriate. I feel it is appropriate here at the junction of two future LR lines and two major roads but I actually don't care whether it is 18 stories or five stories as long as it's a walkable development.

Based on their track record, I happen to have a high degree of confidence that this developer will deliver a product that in fact does contribute to the walkability of Glen Iris and North Avenue. I'm actually at a loss as to how this particular development is inward focused when it appears to have retail/active uses along both streets.

Trees as buffers between the road and sidewalk along Ponce, too. Would also force the pedestrians to be closer to the retail and provide more shade all over.

I absolutely agree with you about ensuring having an active street presence and generally agree with you about the developer, although I simply disagree this design (I know it's a work in progress) would be the best use of space for creating a continuous neighborhood or to support a successful TOD. Feels more like a buffer from the neighborhood and the hotel is merely to finance their own retail. Good for the developer, bad for the community. I can get over the height even though it's pretty stupid IMO to surround PCM with towers. I cannot get over gimmicky uses of space.

I'd love to see a rendering of the new proposal next to 725 ponce to get a better feel of the final product.

Songy Eyeing Hotel Across From Aquarium?

Edit: This is the JLB Partners project at 99 West Paces Ferry

Renderings of New Realm Brewery

The brewery will be a part of the Beltline adjacent development called Common Ground.

If only these dense developments in Buckhead were adjacent to Midtown and Piedmont park. Seemingly really interesting designs going in over there.

@ that EST developments looks quality. Glad to see more stores going in interacting with the environment. This stretch back toward Piedmont Park could use a lot more infill and interaction.

This is a huge deal. Mitch Steele was the head brewer at Stone in San Diego for 10 years. As far as I know, New Realm Brewing will be his first project since leaving them last summer. He helped build Stone up to a top 10 craft brewery and he is well-loved by the industry. I know we're already "on the beer map" but Timmy (Max Lager, Wrecking Bar) should be opening his place on the west side trail in the next year near Wild Heaven's under construction facility. Sweet water and Orpheus are already adjacent to Beltline ROW.

This is soooooo cool!

@trainiac, I too am very excited for this project. Will be nice having a brewery along the built-out section of the EST and I enjoy that breweries are taking the first leap at other sections of the trail. Parks and beer. A match made in Atlanta

This project, "The Edge", and studioplex developments are finally bringing swaths of retail interacting with the BeltLine. What a great year for Atlanta.

I agree- I was so sad to see that mural painted over. As for the renderings, I like the concept depicted with the shipping containers better than the other concept pulled from Ai3's website. It seems the 'shipping container' concept preserves the warehouse building a little better, and the overall design looks more symmetrical and pleasing to the eye in my opinion. it is hard to tell which is the more evolved concept. Can't wait for this to open!

Yeah, I hope these projects set a precedent for future Beltline-adjacent developments. I'm tired of walking past driveways and fences.

What type of time-frame are we looking at for any of these to start/break ground?

Kinda reminds me of 1180 peachtree without the curved "ears". Also, is that a helicopter at the top? Surely they wouldn't land between those ears right?

The Byron welcome center is open, apartments on the SE corner of Peachtree and Linden. Person at the welcome center mentioned a proposed 10 story hotel for the NW corner, currently a surface parking lot for Emory Hospital. Hope it's something shorter, so as not to block our view from the Reynolds building.

Sounds good. Sorry about your view, but I actually hope it's taller than 10 stories, especially being right next to the tallest building in the south.
